What happens if they find mold during a bathroom remodel? 🦠

It’s one of the more common surprises in older Miami homes, and it almost always comes from the same place: water that’s been getting somewhere it shouldn’t for a long time.

What should happen when it turns up 👇

🛑 Work stops in that area instead of getting covered back up
💧 The source gets found first. A leaking valve, a failed shower pan, or a bad window seal. Removing growth without fixing the water means it comes back.
📸 It gets photographed and documented before anything is removed
🧰 Affected material comes out rather than getting painted or sealed over
🏗️ Larger areas get referred to a licensed mold remediation specialist. A GC coordinates it, but remediation is its own licensed trade in Florida.
🌬️ Ventilation gets addressed in the rebuild, because a bathroom fan that vents into the attic is how this starts

Health note: mold exposure is associated with respiratory irritation and allergy or asthma symptoms, and reactions vary a lot person to person. If anyone in the house has symptoms, that’s a doctor conversation, not a contractor one.

Ever wonder what actually decides how your tile looks when it’s done? 🔍

Most people pick tile by the photo. But two homeowners can buy the exact same box and end up with two completely different floors, and it comes down to things nobody mentions in the showroom.

What to know before you pick 👇

📐 Bigger tile means fewer grout lines and a cleaner look, but it needs a flatter floor. On an uneven slab, large format tile is where lippage shows up, those little raised edges you catch with your toe.

🎨 Grout color changes everything. Matching grout makes the floor read as one surface. Contrasting grout turns it into a pattern. Same tile, totally different room.

💧 Rating matters more than looks in a bathroom. Floor tile is rated for slip resistance, wall tile usually isn’t. Wall tile on a shower floor is a real mistake people make.

🧱 Natural stone needs sealing on a schedule. Porcelain doesn’t. If nobody’s told you about maintenance, you’re picking blind.

📦 Order extra and keep it. Tile ships in dye lots, and the same product bought a year later can come back a shade off. Those leftover boxes are your repair kit.

The tile is maybe a third of the outcome. The rest is the substrate under it, the layout planning, and whether the installer took the time to dry fit before committing.

🏛️ Confirm the license type covers your scope. A handyman registration is not the same as a general contractor license, and Miami-Dade requires a licensed contractor to pull permits.

📝 Make sure the permit is pulled under the contractor’s license, not yours. If someone asks you to pull an owner-builder permit for work they’re doing, you just took on the liability.

⭐ Check that the business name on the contract, the license, and the insurance all match. Mismatches are where problems hide.

Green flag 🟢 a contractor who hands you the license number before you ask.

Red flag 🔴 vague answers, or pressure to skip the permit to save money. That shortcut shows up again when you sell the house.

When is the best time to start a kitchen remodel? 🗓️

Most people call a contractor the week they’re ready to begin. By then the calendar is already working against them, because the starting line is further out than almost anyone expects.

What actually sets your start date 👇

📋 Permits. Miami-Dade review takes weeks, not days, and layout or electrical changes can’t begin without one in hand.
📦 Lead times. Custom cabinets commonly run six to twelve weeks, and shower glass gets measured only after tile is set.
🌀 Hurricane season. June through November, material shipping and inspection schedules both slow down.
📆 Trade availability. Plumbers, electricians, and tile setters get booked out, and they have to come in sequence.
🎄 Holidays. Everybody wants the kitchen done before December, so fall is the most crowded stretch of the year.

Working backward is the useful move. If you want a finished kitchen by a specific date, plan on reaching out roughly two to four months ahead so selections and permits have room to breathe.

Green flag 🟢 a contractor who gives you a realistic pre-construction timeline instead of a start date that sounds good on the phone.
