The most requested new room in Miami luxury homes in 2026 isn't a pool or a gym.

It's a room with nothing in it.

Dedicated wellness rooms - meditation, stretching, breathwork, silence. Deliberately separate from the home gym, because a gym is a completely different nervous system.

The entire build list:
- Under 100 sq ft
- Clay or lime plaster walls (breathable - matters here)
- One window, natural light only
- Dedicated ventilation
- Dimmable lighting on its own circuit
- Solid-core door for sound

It's one of the least expensive rooms we build and consistently the one clients say changed the house.

5 design trends for 2026, rated by someone who has to actually build them in Miami.

BUILD IT - COLOR DRENCHING. Costs the same as painting one color. Free upgrade.

BUILD IT - STATEMENT STONE. Gorgeous. Seal it. Our humidity is brutal on natural stone.

DON'T - WALLPAPERED CEILINGS IN A BATHROOM. That's a mold farm in 18 months. Code requires that exhaust fan terminate outside the building. Wallpaper on the ceiling means you're decorating around the actual problem.

DON'T - SOLID WOOD ON A GROUND-FLOOR SLAB. Engineered or nothing. Two summers and it cups.

BUILD IT - AT-HOME WELLNESS ROOM. The smartest square footage you can add in Miami right now.

468 designers were asked what's happening in 2026. Gray wasn't on the list.

Chocolate brown: 33% (it was 17% in 2022)
Burgundy: 21% (it was 7%)
Butter yellow: 30%
Maximalism: 39% - it beat minimalism
36% of everything they specify is now vintage or antique

Miami is still building gray boxes.

The most expensive wall in Miami is the one you removed and now want back.

Broken plan is the 2026 direction - defined zones, arches, fluted glass, a reading nook that isn't just "a corner of the living room."

Before anyone touches a wall in a Miami home:

- Most interior walls here are CMU block. Many are structural.
- Removing one requires structural documentation + a permit. There is no version where you skip this.
- Broken plan usually means ADDING a partition, not demoing one. Half the cost, none of the risk.

26 years of Miami-Dade permits. We have un-done a lot of "my guy said it was fine."
