Every August, school buses and morning drop off lines return to neighborhood streets, and so does the question every parent asks. Can my child walk to school safely?

At Plusurbia, we believe the answer starts with design. Complete Streets, a planning approach that balances space for pedestrians, cyclists, transit, and cars instead of prioritizing vehicles alone, is not a nice to have. It is a safety strategy.

Sidewalks, crosswalks, and traffic calming measures are some of the most direct tools a community has to protect its youngest residents. These are not abstract policy ideas. They are the difference between a child walking to school with confidence and a family deciding it is not safe to try.

Phase one is complete at Upland Park, Miami-Dade County's largest transit-oriented development, and Plusurbia is proud to have served as urban planner alongside master plan architect Arquitectonica and project architect Pascual, Perez, Kiliddjian & Associates.

The $1 billion, 47-acre community, developed by Terra, has delivered its first 578 apartments next to the Dolphin Station Park and Ride Terminal, with more residential, retail, and commercial space to come. Coverage of this milestone came from Florida YIMBY, Miami's Community Newspapers, Hoodline, and Florida Real Estate Wire, which also reported on the $170 million loan keeping the project moving forward.

Juan Mullerat, principal at Plusurbia, brought his perspective on planning and design to the Starchitects Lecture series at the Coral Gables Museum.

He joined Indrit Alushani (University of Miami School of Architecture), Carie Penabad, and Adib Cure (Cure and Penabad) for a conversation on the ideas shaping our built environment.

This four-session workshop also includes a bonus field trip and tour to come, with participants earning a certificate of completion.

Six months in, one throughline: understanding a place comes before designing its future.

From the Calle Ocho Revitalization Plan's ten-year milestone to the Wynwood Norte Vision Plan, the Little Santo Domingo Historic Survey, and the West Grove Community Redevelopment Plan, our work this year has stayed rooted in community history and context.

We advanced the Rickenbacker Shoreline feasibility study, welcomed two new full-time planners and designers, and saw Juan Mullerat contribute to a four-part documentary, join the Urban Land Institute Americas Awards jury, and speak at the International Bar Association's Real Estate Investments Conference in New York.

Our preservation team documented the history of Miami's migrant farmworker communities, Lincoln Memorial Park, and neighborhoods across the 305, work recognized this spring with the Dade Heritage Trust Miami Preservation Award.

And there is more ahead. Our Lattice planning process is getting a major update. Stay tuned.

On July 8, Juan Mullerat joined the community at Gramps Getaway on Key Biscayne for a public open house on the Rickenbacker Shoreline concept.

The Rickenbacker Corridor is one of Miami-Dade County's most important infrastructure assets, connecting mainland Miami, Virginia Key, and Key Biscayne while providing access to some of the region's most visited parks and beaches. The Shoreline concept, developed by Plusurbia, explores how the corridor could better separate vehicles, cyclists, and pedestrians, improve traffic flow, and expand public shoreline access, all while strengthening the corridor's role as a critical evacuation route.

This work is part of a broader feasibility assessment bringing together planning, engineering, and economic analysis alongside community input. Thank you to everyone who came out to learn more and share their perspective.

When design gets it right, neighborhoods grow without losing what made them worth fighting for.

Juan Mullerat recently spoke with Caplin News about the philosophy behind Plusurbia's Lattice planning process: a research-driven, community-centered approach that treats cultural identity not as an obstacle to development, but as its foundation. From Wynwood Norte to Overtown, the work starts with listening.

"We are a very humanist profession; we need to know a little bit about health, architecture, social structure, culture, and mobility," Mullerat said. "We use that knowledge to recreate a balanced environment for people to live and thrive in."

The Rickenbacker Shoreline is a concept that explores how portions of the corridor along Virginia Key could be reconfigured to improve traffic flow, separate vehicles, cyclists, and pedestrians, and expand public shoreline access.

The Village of Key Biscayne Foundation has commissioned a team to assess its feasibility, and now we want to hear from you.
