Delivered custom home in Belle Meade, Miami: the kitchen, in daylight.

Floor-to-ceiling wood panels hide the storage and frame the built-in ovens. The window runs the full width above the cooktop and looks onto the garden. A single steel hood hangs in front of the glass.

This house was delivered years ago. Its kitchen still works the way it was drawn.

Waterfront custom home, Venetian Islands: how we check a waterproofing membrane below grade.

These foundation walls will sit against the soil, a few blocks from Biscayne Bay. Before backfill, a fluid-applied membrane goes on the block. We then measure its thickness with a wet-film gauge, wall by wall. Once the soil goes back, nobody sees this layer again. That is why it gets measured.

Oceanfront custom home in Highland Beach: the primary suite, delivered.

Late sun comes through full-height glass and lands across the bed. A dark wood wall frames the headboard, with a long shelf set into it. A sheer curtain is the only layer between the room and the terrace.

The light in this room was decided on the site plan, long before the furniture.

Custom home on the La Gorce golf course, Miami Beach: 22 months from the air.

October 2024: the structure goes up, with the golf course and Biscayne Bay behind it. May 2026: the envelope is closed and the solar panels are on the roof. August 2026: the roof is finished and the mechanical yard is screened.

Inside, the glass now frames the golf course. The double-height hall is in drywall.

Same house, same photographer, five frames. Which would you choose: the view from above or the view from inside?

Glass runs up both levels. A freestanding wall in veined stone separates the living room from the kitchen. Dark wood frames the passage to the bay side.

Custom home in design in Miami Beach? Florida's 9th Edition Building Code takes effect December 31, 2026.

The new edition applies statewide. It is based on the 2024 international codes (IRC / IBC). For a home in design today, that date falls in the middle of the permit set.

Four questions to settle now with your architect and builder:
1. Which code edition will our permit application be reviewed under?
2. Can the permit set be complete and submitted in time?
3. Do our windows, doors and roofing have product approvals valid under the new edition?
4. What changes in budget and schedule if we file after December 31?

Custom home in Belle Meade, Miami: the floors go down, tile by tile.

The layout comes first. Large-format tiles are laid out across the main room, with leveling clips at every joint. Each tile is then set into a notched bed of thinset, one at a time.

In the next room, the finished floor is already covered with protection board and taped at the seams. The other trades walk on the board, not on the tile.

The glass walls are in. The ceilings are still open framing, so ducts and wiring get checked before the drywall closes them.

Custom home on the La Gorce golf course, Miami Beach: day one, from the air.

March 2024. The lot is cleared and the drilling rig is on site for the foundations. Behind it, the La Gorce golf course, then Biscayne Bay.

Two and a half years later, the envelope is closed and the roof is finished. Same lot, same view.
