Most conversations about curtain wall performance start after something has gone wrong. Ours started in 1986, with a University of Florida thesis asking which criteria matter most when selecting a glazing assembly.

That question identified 21 performance and design criteria. Four decades of field work, hurricane claims, and latent defect investigations refined them into Turning 21, a forensic methodology applied more than 15,000 times in the field.

This September, John Medina presented the approach in Venice, Italy, and the paper has been accepted for ASTM peer review. Forty years later, the conversation returns to the organization that helped prompt it.

Durable answers about glazing performance come from focused, quantitative evaluation refined over time, not first impressions.

Inside the Shrine of Our Lady of Charity in Coconut Grove, everything draws the eye upward: tapered ribs rising toward a deep blue dome, framing the mural above the altar.

Following recent repairs and remodeling, our team was on site leading an exterior facade inspection focused on waterproofing. Renovation work often introduces new materials alongside existing ones, and the transitions between them are where water management matters most. Verifying how the exterior wall performs after that work helps protect the investment made inside, especially in South Florida's climate of heavy rain, sun, and storm exposure.

The MCWC team's adventure in Venice while at Performance-Based Façade Design 2026 was one for the books.

Our founder, John Medina, joined by forensic investigator Jorge Moya, presented "An Integrated Forensic Evaluation Framework for Existing Fenestration Systems." The framework organizes 21 forensic evaluation categories, built on research dating back to 1986, into a structured method for assessing existing windows, doors, and curtain walls. Each category ties field observations to performance groups like water management and structural behavior, giving owners and engineers a clear path from what's observed on site to what it means for serviceability. The response from the room was outstanding, and the conversations carried well into the evening.

The day also brought time with some of the sharpest minds in the building envelope world, including Daniel J. Lemieux of Wiss, Janney, Elstner Associates and Matt Glanville, Ph.D., of CPP Wind Engineering Consultants.

Venice, day one. Susan Yarnell, John Medina, and Jorge Moya at Performance-Based Façade Design, digging into durable façades and what the industry has learned from serviceability failures. Same building envelope questions we work through in Miami, different skyline.

Good to be in a room with engineers, architects, and researchers from around the world comparing notes on durability and code. Even better to do it over a long lunch in Campo Santa Margherita.

The 21 Factors That Define Curtain Wall Performance

In 1986, a thesis on the performance of exterior glazing assemblies started a question that would take decades to answer: what actually determines whether a curtain wall system performs over time?

After years of field experience, latent defect investigations, and hurricane claims, that research was refined into 21 areas of concentration. We call it Turning 21. Applied across storm-damaged buildings, the framework produced histograms that revealed patterns of defects, separating design approaches that held up from those that didn't, and distinguishing true storm damage from pre-existing performance concerns.

The tool has been challenged many times and has held up under scrutiny. Today it informs how our team evaluates glazing assemblies, from peer review and facade assessments to forensic investigations across South Florida high-rise construction.

Siplast joined us in the office today for a Lunch & Learn with our architects and consultants. Rick Kile, Director at Siplast, and Ephrain Trujillo, Southeast Area Sales Manager, led the session.

Siplast manufactures commercial roofing, waterproofing, insulation, and wall systems designed to protect buildings from water and weather. Part of the discussion covered blue roof assemblies, which incorporate a space to hold water on the roof. That water can be retained and used for passive irrigation or in other building systems, or detained and released slowly off the building.

Thank you to Rick and Ephrain for the time and for bringing samples the team could handle. Vendor sessions like these keep our roof and waterproofing consulting work connected to how these systems are built and specified.
