A car gets washed on a schedule. A building rarely does. A facade stays exposed to the air, the rain, and a humid coastal climate for years at a time, and it holds what all of that leaves behind: airborne dust and traffic film, salt near the water, organic growth on shaded elevations, and runoff streaking below every sill, ledge, and coping. Every weathered facade slowly changes color, and not evenly.
Reading that surface is harder than it looks, because grime and material distress can resemble each other from the sidewalk. A dark streak below a ledge can be dirty runoff, or it can be water tracking from a joint. A blotchy patch can be surface algae, or staining that points to moisture moving inside the wall. Cosmetic discoloration and early efflorescence or rust can read the same from ground level. Surface soiling gets mistaken for a facade that is coming apart, and once in a while the reverse happens: a real water-management concern gets brushed off as just dirt.
This is where a closer look earns its keep. Surface appearance alone does not settle it, so field verification gets to the facade and, when it helps, cleans a small test area to see what the soiling was hiding. Checking the joints, sills, and transitions for a moisture path is how a cleaning task gets separated from a waterproofing inspection, and it is the same building envelope and water intrusion prevention thinking that applies across curtain wall, stucco, and stone.
