The suburban versus urban debate is not really the story in 2026.

Here is what the data shows. Realtor.com found that close to 80 percent of new homes for sale are in suburban areas, and those new suburban builds carry only about a 7 percent premium over existing suburban homes.

Urban is a different picture. Only about 11 percent of new-construction listings sit in urban ZIP codes, and when those homes do hit the market they run roughly 78 percent above existing urban homes nearby.

So urban opportunity is real right now, but it lives almost entirely in existing housing stock, not new builds.

The bigger shift is how buyers are acting. Less urgency, more patience. People are weighing trade-offs market by market instead of following one national headline.

Out here that means looking at the whole picture. Commute, insurance, property taxes, lot size, what the area looks like in five years.

Your yard looks rough right now. That does not mean the plant is gone.

Heat-scorched leaves look terrible even when the plant underneath is still alive. Before you reach for the shovel, run three quick checks.

Bend a stem. If it flexes instead of snapping, there is still life in it.

Scratch a small spot on the bark with your thumbnail. Green underneath means the plant is still working.

Look for new buds. Even tiny ones count.

If it passes those checks, give it steady water and time as temperatures ease. A lot of plants that look finished in August come back in October.

August market numbers are in for Queen Creek, San Tan Valley, Gilbert, Chandler and Mesa.

These are single family home sales on the MLS, August 2026 compared to August 2025. I compare year over year because real estate is seasonal. Month to month comparisons skew the picture, and that is where the "market is crashing" clickbait comes from.

Look at the data. The East Valley is holding steady.

A few things stood out to me. Queen Creek has the highest median sales price at $684K, but Gilbert leads on price per square foot at $291. Median price shows what people pay. Price per square foot shows what they get. Queen Creek's larger lots and two story homes explain a lot of that gap.

The $254K difference between Queen Creek ($684K) and newly incorporated San Tan Valley ($430K) makes the border between the two towns worth a look. That corner of Northeast Queen Creek is also getting a new temple. The Church of Jesus Christ of Latter-day Saints announced the site this week at Ryan Road and Euell Drive.

Homes closer to employment centers and freeways sold faster. Gilbert, Chandler and Mesa averaged 53 to 62 days on market. Queen Creek and San Tan Valley averaged 83 to 89.

And Mesa closed 374 sales, up 3 percent from last August.

If I were listing my home in Queen Creek today, here is exactly what I would do.

Freshen up with neutral paint if it needs it. Buyers need to picture their own family in the space, and neutral photographs beautifully.

Get a home inspection before you list. Fixing things upfront avoids surprises later and keeps the deal moving.

Deep clean. A clean home tells buyers it has been cared for.

Hire a local agent who knows this market and puts real money into professional photos and marketing. Your first showing happens online, not at the front door.

Then price it strategically from day one. Overpricing turns buyers away. Smart pricing brings them in.

Selling is not luck. It is preparation, presentation, and pricing.

Queen Creek and San Tan Valley get mixed up constantly. They are not the same thing, and the difference matters more now than it used to.

Queen Creek is an established town with its own government, its own services, and a downtown taking shape.

San Tan Valley became its own town on July 1, 2026. It is the largest community to incorporate in Arizona history. During the transition, a lot of services and rules still run through Pinal County while the new town gets set up.

Here is the part people miss. Not every San Tan Valley address sits inside the new town limits. Some areas stay unincorporated. That can affect permitting, services, and what you are allowed to build on your lot, including a casita.

Prices often run friendlier in San Tan Valley. Queen Creek gives you the established town amenities. Neither one is the right answer for everybody.

Pre-approval is the first step, not the paperwork step you get to later.

It tells you the real price range you are working with. It tells sellers you are serious. And it catches the small snags early, back when there is still time to sort them out.

I have watched buyers fall in love with a house that was never actually in reach. That is a hard conversation. Pre-approval prevents it.
