Myth-busting, round three. TRUE or FALSE πŸ‘€

1️⃣ An insulated garage door automatically keeps a garage noticeably cooler in Arizona summer.
2️⃣ If your door is still under manufacturer warranty, every issue is automatically covered.
3️⃣ A wider two-car door is structurally weaker than two single doors.
4️⃣ Weatherstripping is mostly about looks, not performance.
5️⃣ Once a door is properly installed, it never needs realignment.

β€”

ANSWERS:

1️⃣ TRUE, with a catch. Insulation helps reduce heat transfer and can make a real difference, but it's one piece of a system that also depends on weatherstripping and seal condition.
2️⃣ FALSE. Most warranties cover manufacturer defects, not wear items or damage from weather, impact, or lack of maintenance. Always worth reading the fine print.
3️⃣ FALSE. A properly engineered wide door with correct hardware and reinforcement holds up just fine. Engineering matters more than width alone.
4️⃣ FALSE. Good weatherstripping keeps out dust, water, and pests, on top of helping with temperature control. Function first, looks second.
5️⃣ FALSE. Hardware settles, tracks shift slightly, and Arizona's heat swings add to that. Periodic realignment is normal, not a sign something went wrong.

Which one did you get wrong? No judgment, we ask this stuff all the time too. πŸ˜„

Monsoon season is winding down across the East Valley β€” time to shift into fall mode. πŸ‚

Your garage door felt monsoon season even if nothing looked broken:
πŸŒͺ️ Wind-driven dust working into the tracks and hinges
πŸ’§ Storm moisture testing your weather seals
🌑️ Months of heat and humidity cycling stressing your springs

As nights start cooling off, take 15 minutes for a fall check before holiday guests and deliveries put your door to heavier use:

βœ… Open and close it once and listen for grinding or hesitation
βœ… Check the bottom seal for cracking or gaps
βœ… Test the auto-reverse feature (2x4 on the ground, it should stop and reverse on contact)
βœ… Watch if the door suddenly feels heavier than it did last month

Found something? We're happy to take a look.

Locally owned and family run since 2013, serving Mesa, Gilbert, Chandler, Scottsdale, Tempe, Queen Creek, and San Tan Valley. Same-day service, no service call fees, free estimate β€” nights and weekends included.

Monsoon season is winding down across the East Valley, and that shift is your cue to get ahead of fall. Arizona doesn't get a dramatic change of seasons, but your garage door still feels it: the humidity and dust of mons...

Repair it or replace it? Here's how to tell with your opener specifically. πŸ”§

βœ… It's stalling or reversing partway through the cycle, even after the sensors have been cleaned and aligned.
βœ… It's noticeably louder than it used to be and a tune-up hasn't helped.
βœ… It's older than the industry's typical 10-15 year lifespan, especially if it's spent that whole time in Arizona heat.
βœ… You're chasing the same issue every few months instead of it actually getting fixed.
βœ… It has no battery backup and you'd genuinely benefit from one, especially heading into monsoon season power blips.

One or two of these, a repair is probably still the right call. Three or more, it's worth having an honest replace-or-repair conversation before you keep throwing service calls at an opener that's telling you it's done.

We'll always give you our honest read, not just the more expensive one. Free estimates, same-day service, no service call fees. Message us today.

We've all got a friend (or we ARE the friend) whose garage hasn't seen a car parked inside it since 2019.

Drop your best caption below. Bonus points if it's painfully accurate.

While you're thinking of a caption, this is also your sign to check that whatever's stacked near the door track isn't close enough to interfere with the sensors or the door's path. Easy thing to overlook once the garage becomes the unofficial storage unit.

Garage door starts to close, then reverses right back up? πŸ€”

Nine times out of 10 it isn't broken. It's the two little safety sensors down by the floor losing sight of each other.

Here in the East Valley, they get knocked out more than you'd think:
🌡 Fine valley dust hazing the lens (you can barely see it)
β˜€οΈ Low afternoon sun glaring into a west-facing sensor
🌑️ Summer heat cycling loosening the mounting brackets
πŸ•·οΈ A single spider web across the beam

Try this before you call anyone:
βœ… Check that both sensor lights are on and steady
βœ… Wipe both lenses with a dry microfiber cloth
βœ… Clear anything sitting in the beam path
βœ… Gently nudge each sensor and watch the light steady up

One thing we'll always say: don't tape over or disconnect them. That reversing is the safety system doing exactly its job. πŸ”’

You hit the button, the door starts down, and then it reverses and climbs right back up. Maybe the opener light blinks at you a few times. Nothing is broken, nothing sounds wrong, and the door still opens fine. This is o...

Garage door facts that sound made up but aren't (round two) πŸ€“

πŸ“Œ The average household opens and closes its garage door well over a thousand times a year. It's easily the most-used moving part of your entire house.

πŸ“Œ The overhead garage door as we know it was invented in 1921. A full century later, the basic torsion-spring concept is still the industry standard.

πŸ“Œ A wound torsion spring holds enough stored tension that a sudden failure can send it snapping with real force. That's exactly why spring work is a "call a pro" job, not a weekend project.

πŸ“Œ Your garage door likely makes up a bigger share of your home's front-facing square footage than any other single feature, including your front door and windows combined.

πŸ“Œ In Arizona, the daily swing between a 115Β° afternoon and a cooler night can be enough to shift steel track alignment over time. It's slow, but it's real.

Which one surprised you most? Tell us below. πŸ‘‡

This monsoon season hasn't dumped a ton of rain on the East Valley 🌡 but between the wind gusts and dust storms, your garage door has probably taken more of a beating than you think.

If a storm rolled through your neighborhood recently, run this quick check:

βœ… Walk around and look for dents or debris damage
βœ… Disconnect the opener and lift the door halfway by hand β€” it should hold on its own
βœ… Check the tracks and rollers for dust buildup
βœ… Look at the bottom seal for tears or gaps
βœ… Listen for new grinding or popping sounds

Notice anything off? Comment below or tag a neighbor who needs to run this checklist too. πŸ‘‡

This monsoon season hasn't dumped much rain on the East Valley, but ask anyone in Mesa, Gilbert, or Chandler who watched the sky turn orange during an August dust storm and they'll tell you it's been an active one anyway...

Myth-busting round two. TRUE or FALSE, guess before you scroll to the answers πŸ‘€

1️⃣ If your remote still opens the door, everything is working fine.
2️⃣ Every garage door opener sold today comes with battery backup.
3️⃣ A wireless keypad is less secure than a traditional remote.
4️⃣ A brand-new opener means you can skip maintenance for years.
5️⃣ Louder usually means more powerful and more durable.

β€”

ANSWERS:

1️⃣ FALSE. The remote only tells you the motor works. Sensors, cables, and track alignment can all fail independently while the remote still functions.
2️⃣ FALSE. Battery backup is a specific feature, not a standard on every model. Worth checking if yours has it, especially before monsoon season.
3️⃣ FALSE. A quality rolling-code keypad is just as secure as a remote. The bigger risk is an old, un-updated code.
4️⃣ FALSE. New or old, hardware needs periodic lubrication and a hardware check. Heat doesn't care how new the opener is.
5️⃣ FALSE. A noisier opener is usually a sign of wear, not power. Quiet is generally the healthy sound.

How many did you get right? Be honest. πŸ˜„

Ever notice your garage door sounds a little different in the afternoon than it did that morning? You're not imagining it. 🌑️

Steel tracks and hardware expand as they heat up throughout an Arizona day, then contract again overnight. That daily expansion and contraction is normal, but it can be enough to shift alignment slightly, especially on an older or already-worn track.

If the difference is subtle, it's just physics. If your door starts binding, hesitating, or grinding specifically in the hottest part of the afternoon, that's your door telling you the tolerances are getting tight.

Worth a listen next time you pull in or out this week. πŸ‘‚
