Not every dollar you put into your home is a dollar you’ll get back when you sell. 🏡

And that’s something worth understanding BEFORE you start remodeling.

Kitchens and bathrooms tend to be strong investments because they’re spaces every buyer pays attention to.

Adding usable square footage can also make a big difference, especially when it solves something the home was missing, like an extra bedroom or a more functional living area.

But here’s where homeowners sometimes get caught up…

Just because something costs more doesn’t mean it adds more value.

Highly customized finishes, unusual layouts, and expensive upgrades that appeal to a very specific taste might make YOUR dream home, but they won’t necessarily appeal to the next buyer.

THIS OR THAT: Open Concept or Defined Rooms? 🏡

Open floor plans have been popular for years, and it’s easy to see why.

More natural light. Better sightlines. Easier entertaining. A kitchen that feels connected to the rest of the home.
But here’s something we tell homeowners all the time:
Open concept isn’t automatically better.

Sometimes having walls is a GOOD thing!

Defined rooms give you privacy, help contain noise, keep the kitchen mess out of sight, and let different people do different things without everyone sharing the same space.

And in some older New England homes, removing those walls can mean significant structural changes that come with a pretty substantial price tag.

The best layout isn’t necessarily the one that’s trending.

It’s the one that makes your homework better for the people living in it.

But a good remodeling quote isn’t just a number we pull out of thin air. We need to understand the scope, existing conditions, materials, labor, structural considerations, and all the details that can affect the actual cost.

So yes, we’ll move quickly.

But we’d rather take the time to give you a real number than impress you with a fast one that changes later.

Although this is still pretty much what it looks like behind the scenes when you ask how soon we can have it. 😂

Hiring a contractor is a big decision.

You’re trusting someone with your home, your money, and potentially months of your family’s daily life.
So before you sign anything, ask questions.
Here are five we think every homeowner should ask:

1. Are you properly insured…and can I see the documentation?
Don’t be afraid to verify what you’re being told.

2. Who will actually be on my job site day to day?
The person selling the project isn’t necessarily the person managing it. Know who your point of contact will be once construction starts.

3. What’s included in this estimate…and what isn’t?
A low number doesn’t mean much if important parts of the project have been left out.

4. Can I see a project you’ve completed recently?
Recent work gives you a much better picture of the contractor’s current standards and capabilities.

5. How do you handle change orders after construction begins?
Changes happen. There should be a clear process for documenting the change, pricing it, getting approval, and adjusting the schedule when necessary.

And pay attention to how a contractor answers. Clear questions should get clear answers.

If someone becomes evasive when you ask about insurance, pricing, past work, or their process, that’s information too.

The right contractor shouldn’t make you feel uncomfortable for doing your homework.

“How long will my addition take?”

The answer most homeowners want is as quickly as possible.

The answer you actually need is a realistic one...
Because an addition timeline doesn’t begin the day we show up with tools.

Before construction starts, there may be design work, drawings, engineering, selections, permitting, scheduling, and material lead times to work through.

Then comes excavation, foundation, framing, mechanicals, insulation, drywall, finishes, inspections, and all the details that turn new square footage into part of your home.

And every project is different.

We’d rather give you a realistic range upfront…including the things that could affect it…than give you the shortest possible answer just to win the job.

A good timeline isn’t the one that sounds best during the sales meeting. It’s the one you can actually build around.

Every contractor: 😬

We love an open floor plan as much as anyone, but walls aren’t always just...walls.

That one you want gone might be carrying the weight of the floor above it, the roof, or another part of the home’s structure.

So yes, we can often make the wall disappear…but there’s a big difference between removing a wall and properly supporting everything that wall was holding up. 😂
