Got called out for a roof inspection a few weeks back and found several serious issues.

The roof was leaking in multiple areas due to clogged drains packed with organic debris—even a water bottle—causing water to pool instead of properly draining.
I started with a thorough cleaning using non-chemical cleaners, soft acid brush and a good ol standard garden hose with a semi high preasure attachment.
Ensured the drains were clear and functional.

Upon closer inspection, I discovered multiple fractures in the membrane—a clear sign of advanced wear, aging, and a low spot that holds water between drains.

Now- Inside the upstairs.
It has sheetrock damage and actively leaking in multiple locations. (Active leakes prior to cleaning)

We found structural damage thats been going on for quite some time.
Then we have the possibility of mold issues if not handled correctly.

I patched the visible cracks and punctures to provide temporary relief, but given the extent of the damage, a full roof replacement is the best long-term solution for the property management and tenants.

This is a perfect example of why regular maintenance is so important. If you haven't had your roof inspected lately, now is the time.
