The results are in. And they're mostly "Wow."

6 days in, and the thing we keep hearing isn't about the square footage. It's the pause when someone walks into the great room and looks up before they say anything at all.

This is asphalt going down at Oakridge Estates this week.

It's the least interesting footage we'll post all year, and it's one of the more important days in the life of a community. Roads come before everything. Before foundations, before framing, before anyone walks a lot and pictures the house. Until the road is in, it's lines on a survey. After, it's a street you can drive down.

Oakridge is 32 wooded homesites in Goshen Township. Fourteen are still available.

It's also where HOMEARAMA is going in 2027 — about ten minutes from The Estates at Bothe Farms, where this year's show is running through September 13. If you're coming out to walk homes this week, Oakridge is worth the short drive.

Homearama 2026 is officially open!
This backyard seemed to be where everyone wanted to stay, day or night.

The best homes are beautifully designed AND they are where family and friends gather, linger a little longer, and turn everyday moments into lasting memories.

Opening weekend at HOMEARAMA is done, and The Ironwood had a full house.

These are from Friday's preview party. What we noticed: people didn't move through quickly. They stopped in the great room. They stayed in the lower level. They watched the sun set from the patio. A lot of them asked the question we hoped they'd ask — not what's this cost, but how did you do that.

A year ago this house was a set of drawings on a table. Friday night it was full of people.

Thank you to everyone who came, and to the Home Builders Association of Greater Cincinnati for running a show that puts a bunch of builders on one street and lets people see the difference for themselves.

Ask Justin what he picked to make this house last and he doesn't start with the kitchen.

He starts with what's behind the walls. Because he's a mechanical engineer, and because that's the part nobody will ever see on a tour.

His framing in this clip: the finishes are the sizzle. Tile and hardwood can go a hundred years, and most homes get remodeled every twenty regardless. The steak is structural. LP Outdoor Building Solutions SmartSide on the exterior, LP subfloor, LP sheathing on the walls. That's what keeps a house from settling. It's why you're not staring at drywall pops and nail pops six years in, wondering what happened.

It's a hard thing to market, because you can't photograph it. A buyer walking through on Saturday will see the beamed ceiling and the stone and the light. They won't see the sheathing. But it's the reason the rest of it stays right.

If you're coming to HOMEARAMA and you want to understand how a home is actually built, ask that question at every house you walk through. The answers will tell you a lot.

Five days until HOMEARAMA opens.

This is The Ironwood, our home for the 2026 show, sitting on 2.36 acres at The Estates at Bothe Farms in Loveland. It's the largest home we've ever built for a show — 8,126 square feet, three finished floors, five bedrooms.

The part worth walking through isn't the square footage. It's the lower level, finished to the same standard as the two floors above it, which is not how lower levels usually get built. It's the beamed ceiling in the great room that carries load instead of covering it. It's a pool and a private sports court on a lot with a treeline instead of a neighbor — the only home in this year's show with both.

Eight builders are on this street. Come see all of them. It's the best week of the year to figure out what you actually want in a home.

Thanks to the Home Builders Association of Greater Cincinnati for hosting Meet the Builders this week ahead of HOMEARAMA.

This is our sales director, Matt, talking about where the ideas in these homes actually come from.

A few times a year, our design team travels — Utah, California, Atlanta, Nashville — to walk through houses and see what's being built in markets where new ideas tend to arrive first. Then the real work starts: deciding what holds up here. Not everything that works in Nashville works on a Warren County lot with a walkout and an Ohio winter. The ideas come home and get filtered.

That's the difference between designing a home and picking from a list of what's already available.
