3 Ways a Homeowner can prevent this:

#1.) Aluminum wrap your fascia boards - leaving them exposed to the elements speeds up wood disintegration

#2.) Regular gutter maintenance - If your gutters are clogged (Gutters clogged here prior to us cleaning them out) that waters backflows up against the fascia board which causes rot

#3.) Have gutter guards installed if you live in an area that has heavy tree coverage - just make sure to wipe off the tops of the guards here and there -OR- my team and I will use our leaf blowers up there when providing routine maintenance

Our clients who have rental properties receive a more tailored approach when it comes to the recommendations we make

Why?

They have to protect their margin when dealing with rental income

Permanent fix - To best fix this roof, it would need a new TPO install, inevitable wood rot addressed, parapet cap repairs, masonry tuckpointing, and the interior damage addressed

“Buy some Time” Fix - Our client is looking at an APOC roof coating which we recommend 2 coats on + mortant sealant repair on the 2 chimney (From the parapet caps up)

Here is why you should consider a flat roof coating:

-Extends the roof life 10-15 years without a full tear off
-Cost savings: Usually 20-50% cheaper than full replacement
-Seamless waterproofing: a filly adhered membrane eliminates seams where leaks start

Turns out my client did this by stepping on his shingles when putting on the lights LOL

We get on so many roofs that are essentially 90-95% completed. The final detail work is what buttons up the roofing system, unfortunately this is a majority of what is seen in the field

Temporary solution - Fastened the lead boot down out the corners, added caulk n seal

Longterm Solution - David chose our company to replace his roof and this upcoming week he'll have a Brand New Atlas Pinnacle Pristine Class 3 Shingle System

Our goal is to educate and empower homeowners whether they decide to work with us or not

The client experience for Roofing needed an upgrade and we are making the "Keys Difference" known
