Apply disinfectant over visible soil and most of it is wasted: the soil physically shields the organism from the chemical. The room smells right, the label claim does not hold.

So it is always clean first, then disinfect — two passes, two purposes, on every clinical surface.

If a bid quotes one pass on high-touch surfaces, it is quoting one of the two jobs.

Four ways a good clean gets undone — every one of them after the crew has done the work correctly.

Cross-contamination. A cloth that leaves the room and comes back, a mop head used past its zone. Colour-coded microfibre changed per room, laundered off site, is the whole fix.

Interruption. A room entered while the surfaces are still wet, equipment wheeled back in early. The contact time only counts if the room stays closed for all of it, and that means clinical staff need to know when it reopens.

Scope gaps. "Clinical staff handles that surface" — said out loud, written down nowhere. Shared equipment with no named owner is where most gaps live.

Turnover. A crew that changes faster than training can hold. If nobody on site has cleaned the room before, the protocol exists only on paper.

Three of these are invisible on a walkthrough. That is why we measure instead of looking.

Every EPA-registered disinfectant carries a labelled contact time — the number of minutes the surface has to stay visibly wet for the claim on the label to hold. Most sit somewhere between one and ten.

It is the single most common failure in commercial cleaning, and it is invisible. The room looks identical either way.

Two questions worth asking your vendor this week:

Which product are you using on this surface, and what is its contact time?
How does your crew keep the surface wet for that long?

If the second question has no answer, the first one does not matter.

A clinic is not an office. Same square footage, four things change — and none of them is the vacuum.

1 — The route. An office is cleaned by geography: floor by floor, whatever is closest. A clinical space is cleaned by contamination zone, least to most, and the route never doubles back.

2 — The cloth. One cloth can carry an office. In a clinical space it is one cloth per room, colour-coded by zone, and used cloths leave the building to be laundered off site.

3 — The product. Office cleaning uses a general-purpose cleaner. Clinical cleaning uses an EPA-registered disinfectant matched to the pathogen, and it comes with a contact time — minutes the surface has to stay visibly wet.

4 — The record. An office clean leaves nothing behind. A clinical clean leaves a log: room, time, technician, product.

This is why price per square foot compares almost nothing. The same 4,000 square feet is four different jobs depending on what happens inside it.

A properly cleaned clinical room smells like nothing at all.

Fragrance is added to a cleaning product for the person buying it. It is a marketing ingredient, not an active one, and it tells you nothing about what the product killed or how long it had to stay wet to do it.

Worse, a strong scent can mask exactly what you want to notice — the smell of something that was not removed.

Two questions worth more than the smell of a room:

Which product was used on this surface, and what is its EPA registration number?
How long did it stay visibly wet?

The answers are on the label. The scent is on the marketing.
