What is substantial completion? 👇

Substantial completion is the stage where a space is mostly useable, even livable if final inspections have been passed, but where some of the details still need to be finished.

In our project we're waiting on hardware, some light fixture adjustments, and appliance panels. These don't keep the space from being usable, but we're excited to show you when the work is fully DONE.

The kitchen island in our Pinehurst Project is truly unique. We used a mixture of cabinets and loose parts to create a furniture-style treatment to the end of the island. What do you think?

We've talked about the furniture-style vanities before, so today we're taking a look at the guts below. This was a very tight fit, so working intentionally with dimensions was crucial.

We love creating beautiful, functional moments throughout the home.

In the primary bath, we have a petite tub alcove that is low enough not to feel cramped, while still allowing space for the tub and the beautiful standalone shower.

This project involved many big changes to the home, but one of the biggest was reworking the second level.

In addition to creating an open landing with a view into the front yard, we also built a laundry area, 4 bedrooms, 4 walk-in closets, and 4 bathrooms in an area that originally had 2 bedrooms and 2 baths, without changing the top-level footprint.

You know we love an appliance garage, and this one is no different.

Early in the process, we decided with our client that we wanted an appliance garage so they could easily access their heavier appliances without always keeping them on display.

As with many of our projects, we wanted a more custom solution, so this features specialty hinges that keep the door out of the way without requiring as much cabinet depth.

As we're approaching the end of the Pinehurst Project, we're highlighting a few of Stephanie's favorite things in the house, starting with the entryway.

1 - The new double door that swings outwards instead of inwards.
2 - The newel post that's a little more substantial to serve as an everyday touchpoint in the home.

One of the most interesting parts of this project has been working to make the home new without losing the original character our client's loved so much.

One of the ways we've done this is by using a combination of fake beams and brackets to tell the story of what was here before.

When the project is wrapping up, it's time for the project punch out.

This is essentially a checklist of the assorted bits and pieces around the project that need to be completed before the project is truly finished.

Who doesn't dream of a wraparound porch for their home?

This home originally had a front porch, and we expanded it to wrap around the home. We wanted to limit the railing in the front, and to do this, we had to be careful about the height of the porch and the grade of the front yard under the porch to be able to meet code.

This is where the open view meets safety.
