Why do we build spec homes?

There are a few reasons.

1. Not every family has time to wait for a full custom build.
Building from scratch takes time, decisions, and a lot of coordination. A spec home gives buyers the chance to get a high-quality home without going through the entire custom process.

Not every lot is worth building on.
When we’re looking at a piece of land, there are three things we pay close attention to before anything else:
1. Location
Where it sits matters. Schools, access, neighborhood, surrounding homes, future growth, and resale value all play a role.
2. The vibe of the lot
Some properties just have something special. Privacy, views, open space, or a setting that makes the home feel more intentional.
3. Topography
The slope and shape of the land can completely change the design, budget, driveway, drainage, basement layout, retaining walls, and overall buildability.
A good lot doesn’t just hold a home.
It shapes the home.

Before we order windows, these decisions need to be locked in:

Color
Manufacture
Materials
Window style
Grid style
Grid layout

Windows have a major impact on the look of a home, both inside and out. Changing them later can create delays, added cost, and design issues.

Good planning upfront protects the budget, the schedule, and the finished look.

One of the most unique parts of this Highland project is tucked back in the secluded, wooded area of the lot.
The family calls it “Grandpa’s Grove.”
It’s quiet, shaded, and set apart from the rest of the property — the kind of place that gives a home more meaning than square footage ever could.
These are the details we love preserving during a build.
Not every part of a custom home is inside the walls. Sometimes the best features are already on the land.
