Building houses is just one part of the job description.

Somewhere between the plans, phone calls, schedules, deliveries, invoices, and actual construction, we’ve apparently acquired a few additional job titles.

Contractors, what did we miss? 👇

Finished homes have a way of making you forget there was once a day when the whole thing was hanging from a crane.

Here’s that day!

First section going onto the foundation.

The term ‘home builder’ can mean a lot of different things.

For us, that’s excavation and site development, Quad-Lock ICF, Insul-Deck concrete floor systems, custom modular homes, fully custom construction—and everything that comes together in between.

Every property, design, and homeowner brings something different to the table. We like having the experience and flexibility to approach each project accordingly, whether that's modular, custom, or a combination of building methods.

A little glimpse of what home building looks like around here. 👌

There’s something to be said for knowing a trade.

The skill that comes from years of doing. The ability to look at something and know how it goes together. The knowledge these trades carry deserves a whole lot of appreciation.

Here’s to keeping skilled trades alive, getting the next generation interested, and never losing the value of knowing how to build something with your own two hands. 👊

There’s a good reason to swipe across.
This is where it started…

Some features make a whole lot more sense once the house is standing.

Setting the second floor of this modular home in Michigan’s Upper Peninsula, complete with a vaulted ceiling and that large trapezoid window set.

Watching five photos go from “pieces of a house” to that view is a pretty good reminder of why set days never get old.

Some days construction is concrete pours, crane days and big transformations.

And some days we make trips to the quarry.

Hauling sand and stone back to the jobsite for backfill around our latest ICF structure. Not necessarily the part that makes the highlight reel—but quite literally part of building from the ground up.

And keeping the hauling and excavation in-house means we can keep things moving on our schedule.

This part has exactly one good time to happen.
Before backfill, we’re waterproofing the exterior of the Quad-Lock ICF walls.

Once these walls are below grade, getting back to them isn’t exactly convenient—which makes this the time to take care of the exterior waterproofing and water-management details.

The ICF gives us our reinforced concrete wall and continuous insulation. Waterproofing is a separate piece of the below-grade assembly, designed to keep moisture where we’d prefer it: outside.

Then the dirt can go back and this whole part of the project can disappear from view.
Exactly as planned. 👌

Another successful day of making the drawings three-dimensional.

Yesterday’s lines on a page are today’s roofline.
Still one of the coolest parts of construction.

Eventually, this will just look like a wall.
Drywall on the inside. Whatever exterior finish the design calls for on the outside. Windows, trim, paint—and very little indication of what’s actually between them.

But right now, you can see the part that will eventually disappear.
These Quad-Lock forms contain reinforcing steel and are being filled with concrete to create the structural core of the wall. Once the pour is complete, the forms stay in place, providing continuous insulation on both sides of that reinforced concrete core.

That’s one of the interesting things about ICF construction: it doesn’t dictate what the finished building has to look like. The architecture and finishes can take the attention later.
The concrete, steel and insulation will just quietly keep doing their jobs behind them.
