As frozen pipes burst and cause water damage, remember that adjusters want to pay for covered damages. Policyholders can help make the adjuster's job easier or more difficult. Policyholders should take photos of the damages including the ruptured pipe.

It is awkward when adjusters arrive to inspect and there is no evidence of water damage. The pipe has been repaired, and the wall or ceiling has been closed up and finished out with a uniform finish. However, all of the floors, baseboards, and the bottom four feet of wall covering and insulation are removed. The policyholder states that the floors were an expensive product. Maybe a plumbing bill for an excessively high amount is provided, but still no photos are provided.

These scenarios can originate from unscrupulous plumbers and mitigation contractors, or they can originate from dishonest homeowners. Either way, proving a loss should be relatively simple. Document, provide, and cooperate so adjusters can pay what is owed and move on to help the next policyholder. It takes more time for adjusters to explain why coverage and excessive estimates are not warranted than it does to simply pay for a covered loss.

Carbon monoxide kills! At least one person has died this week from carbon monoxide poisoning. Operate your generator safely.

• Use portable generators outdoors in well-ventilated areas at least 20 feet from all doors, windows, vent openings and your house.
• Never use a generator in an attached garage, even with the door open.
• Place generators so that exhaust fumes can’t enter the home through windows, doors or other openings in the building. The exhaust must be directed away from the building.
• Make sure to install carbon monoxide (CO) alarms in your home.
• Turn off generators and let them cool down before refueling. Never refuel a generator while it is hot.

I've read in insurance homeowner policies regarding water losses from frozen pipes that heat being on is a stipulation. They even listed a temperature degree minimum. If anyone wants to post a picture of their policy language referencing this clause, it could be helpful for others. Also, there are abandonment clauses as well. Some state 30 days.

Abandoning a property or not turning on heat may lead to a denial.

I completed this turbine replacement today. The elbow was fine. Only a new turbine was needed. Shingle manipulation was not required. Xactimate pays $566.56. The job was completed in less than an hour, which included a trip to the supply house.
