The homeowner noticed water leaking through the downstairs ceiling around 10–15 minutes after it started raining. Nick and Guillermo inspected the roof and discovered that a section of metal flashing was missing underneath the metal roofing panel around the chimney.

Another hail-damage roof replacement completed in Austin, TX 78703 ⛈️➡️🏠

Our inspection documented hail-related impact evidence on the existing roofing system, and USAA approved the full roof replacement.

Once tear-off began, we found a surprise underneath the old shingles:

Four layers of existing felt paper.

Those extra layers had to be removed before we could fully expose and prepare the roof deck, adding $2,000 to the project.

The completed scope included:

✅ GAF Timberline HDZ architectural shingles
✅ New underlayment
✅ New drip edge and valley metal
✅ New pipe jacks and roof vents
✅ Ridge ventilation and ridge caps
✅ Approx. 192 LF of gutters
✅ Approx. 44 LF of downspouts

One of the biggest unknowns in a roof replacement is what you find **after the old roof comes off**.

We recently completed an insurance-funded roof replacement in **Tarrytown, Austin TX 78703** after hail damage was documented and Farmers approved replacement of the approximately 2,911-square-foot roof.

The surprise came during tear-off.

Under the shingles, our crew removed **four layers of old felt paper** and uncovered plank-style skip sheathing with gaps, holes, and broken boards.

That meant the roof needed a new continuous substrate before the replacement system could be installed.

The additional scope included:

• 65 sheets of new roof decking
• $100 per sheet
• $6,500 in supplemental decking work
• GAF Timberline HDZ architectural shingles in Slate

Farmers approved the complete scope:

**Roof replacement:** $13,580
**New decking:** $6,500
**Total approved construction scope:** $20,080

The key here was documenting what was actually found during tear-off. Hidden conditions like skip sheathing, damaged boards, and multiple old roofing layers aren’t always fully visible during the initial inspection.

The finished roof came out great, but the work underneath it was just as important as the shingles everyone sees.

This property had an aging asphalt roof with heavy granule loss, exposed asphalt, extensive patching, and roof cement all over the problem areas.

Once we tore the old roof off, we found an even bigger issue underneath:

Widespread rotted and open decking.

That hidden damage added $4,500 in necessary decking repairs before we could install the new roofing systems.

The finished project included:

Another big transformation in Tarrytown, Austin! 🏡

This homeowner’s aging asphalt roof had reached the point where widespread wear, fading, granule loss, and deteriorating ridge caps made a full replacement the better long-term option.

Instead of going back with another asphalt roof, they upgraded to Brava Old World Slate in Light Arendale — a composite slate system that gives the home the dimensional look and character of traditional slate.

For this project, our team:

This approximately 20-year-old Round Rock roof had developed active leak concerns after years of hail, wind, heat and normal weathering.

Our inspection found widespread granule loss, lifting shingles, deteriorated flashing and other damage that had reduced the roof’s ability to protect the home. Once the old roofing was removed, we also discovered rotted decking that needed to be replaced before the new system could be installed.

The complete project included:

✅ Removing approximately 16.64 squares of old 3-tab shingles
✅ Inspecting the exposed roof deck
✅ Removing and replacing deteriorated wood
✅ Installing synthetic underlayment and ice-and-water barrier
✅ Adding new drip edge, pipe jacks and roof vents
✅ Installing approximately 19.45 squares of GAF architectural shingles
✅ Adding new starter and ridge-cap shingles
✅ Completing a magnetic nail sweep and final inspection

The new roof resolved the immediate leak concerns, improved the home’s appearance and included an enhanced GAF System Plus warranty.

This Bastrop homebuyer knew the aging roof needed replacement—but there was also a ceiling leak that multiple roofers had been unable to explain.

Our inspection found that the leak wasn’t caused only by the shingles. Improper drainage at the rear of the home was allowing water to collect and move toward the affected area.

We addressed both problems as part of one complete project:

✅ Removed approximately 53.82 squares of old roofing
✅ Inspected the exposed decking and replaced damaged wood as needed
✅ Installed synthetic underlayment and ice-and-water shield
✅ Added new 2-inch painted metal drip edge
✅ Installed approximately 61.89 squares of GAF Timberline HDZ shingles
✅ Used a six-nail fastening pattern for improved wind resistance
✅ Added rear downspout components
✅ Extended the gutter termination approximately six feet
✅ Adjusted the gutter pitch to improve drainage
✅ Completed cleanup, a magnetic nail sweep and final inspection

The homeowner received a complete new roofing system—and a permanent correction to the drainage problem instead of another temporary ceiling-leak patch.
