Some homeowners think an exterior painting estimate is simply measuring the house and providing a price.

In reality, the first thing I do is evaluate the condition of the home.

I’m looking for peeling paint, fading, wood rot, failed caulking, moisture issues, previous paint failures, and any repairs that may affect the longevity of the project.

But that is only half of the estimate.

The next thing I want to know is what matters most to you.
Are you focused on curb appeal?

Long term durability?

Selling the home?

Protecting aging siding?

Extending the life of the exterior for another decade?

Every homeowner has different priorities, and those priorities help shape the recommendations we make.

Just because a paint can says it can be applied at a certain temperature does not mean we are willing to risk it.

Many homeowners are surprised to learn that some exterior paints are rated for application in temperatures as low as 35 degrees.

While that may be true according to the manufacturer, we prefer to paint when temperatures are at least 40 degrees and rising.

Why?

Because exterior painting is not just about the temperature at the moment paint is applied.

We also have to consider overnight temperatures, surface temperatures, humidity, dew point, and how the paint will cure over the next several hours.

When temperatures get too close to the minimum threshold, you increase the risk of improper curing, adhesion issues, and reduced long term performance.

Could we paint at 35 degrees?

Maybe.

Do we want to take that chance with your home?

Absolutely not.

The more we know about your walls before painting, the better the final result.

Many homeowners assume every wall is the same, but every home tells a different story.

Some walls have previous repairs.

Some have water stains.

Others have nail pops, old wallpaper damage, smoke residue, grease buildup, or multiple layers of paint from past renovations.

If we do not know that information before we start, we cannot create the right plan to address it properly.

That is why we spend time evaluating surfaces during the estimate and before painting begins.

We want to understand what we are working with so we can determine the proper cleaning, repairs, sanding, priming, and paint application needed for long lasting results.

New roller covers often contain loose fibers, lint, and manufacturing debris.

If those particles are not removed before painting, they end up embedded in the paint film.

The result is a wall that looks painted but feels rough when you run your hand across it.

That is why we inspect and prepare our tools before we start.

Something as simple as cleaning a roller cover can make a noticeable difference in the smoothness of the final finish.

If architectural seams are simply painted over, do not expect them to stay crack free for long.

Homes naturally expand and contract throughout the year due to temperature and humidity changes.

Over time, that movement can cause cracks to reappear at seams and transitions.

That is why we sometimes use flexible seam tape systems on certain architectural seams before completing repairs and painting.

The goal is to reinforce vulnerable areas and help absorb minor movement that would otherwise transfer through the finished paint surface.

Some homeowners assume primer is an unnecessary extra step, especially when the finish paint looks good at first.
