A roof replacement usually stops at the flashing around the chimney.

The roofer replaces shingles and seals where they meet the brick, but the masonry above belongs to a different trade. That's how a house can sell with a three-year-old roof and a chimney nobody's touched. In Northeast Ohio, a cracked crown takes on water and the freeze-thaw winters keep widening it.

If a listing leans on a newer roof, ask whether the chimney was part of that work.

The wipes aren't the real problem here. They show how the line has been used, and a sewer scope shows what that's done to it.

Slow drains or a gurgling fixture during a showing are two of the signs we use to recommend a scope. The line runs underground from the house to the street, so a camera is the only way to see it before you close, and repairs run $5,000 to $20,000 when a problem goes unnoticed.

You'd never know heat was running through this floor without the right camera.

Radiant systems sit under the finished floor, so a walkthrough only tells you whether a room feels warm. Chris Parsons scanned this modern home on thermal, and even spacing like this is what a clean install looks like. One thing to know if you're buying this fall: the heat has to be on for thermal to show anything, so ask for it before the inspection.
