Agents in Northeast Ohio, pay attention to this one. Buyers are running your recommendations through ChatGPT before they ever call an inspector.

I tested it on a real Akron property, old brick Cape Cod with a partial basement and gas forced air. It landed on general inspection, radon, and a sewer scope on its own, then flagged the chimney for the fireplaces. Close to what I'd tell a buyer myself.

Then I told it the agent only recommended the general. It told the buyer to ask why. Your clients are forming opinions before we get the call, so the more we're aligned upfront, the smoother it goes for everyone.

He also walked them through findings the right way, what's a simple fix and what actually needs to get handled soon. That distinction is important. Not everything in a report is urgent and a good inspector helps buyers understand the difference so they're not walking away overwhelmed.

Found this under a sink in a 100-year-old commercial building.

Flexible supply line, kinked, feeding a trap with no visible vent off the building. On a structure this age, that's common, but it's still worth catching. A kink restricts flow, and a missing vent is a frequent cause of slow drains and backups in older commercial properties.

Tag an agent who needs to see this.

Something behind these panels looked off.

Sealed-up cracking, remnants still visible along the edges. We pulled the panels to see what was actually underneath.

Step cracking, real displacement, gaps wide enough to fit a finger between the blocks. This is going straight on the report.

Clear line, then roots for about 17 feet, then thinning out again. A separate section of the same clay line had already been patched with PVC. Real sewer scope footage, foot by foot, on a Northeast Ohio property.

K***s and tubes in the attic. Most people would call this k**b and tube wiring on sight.

Not necessarily. The wiring here has plastic sheathing, not the cloth covering you'd find on actual k**b and tube. Electricians will often reuse the k**bs and tubes for routing when they rewire an older home, so the hardware stays even after the wiring changes.

Still older, ungrounded wiring, just not k**b and tube. Worth knowing if you're buying an older home in Northeast Ohio.

We found carpenter ants active at the base of a brick and steel commercial building. Construction type didn't matter here. One sign made it serious: a swarmer, a winged reproductive ant, found inside. That means the colony isn't just present, it's actively building more nests. We also found frass along a windowsill nearby, debris the ants clear out while tunneling, and a spider that had already caught one.

Carpenter ants don't care what your building is made of. If you're seeing any of these signs, it's worth having someone take a closer look.
