The Cheapest Roof Can Be the Most Expensive Decision You Ever Make
I’ll start with something that might surprise you.
Sometimes I lose jobs because we’re not the cheapest.
And honestly, that’s okay.
If all you’re looking for is the lowest number on a piece of paper, there will almost always be someone willing to do it cheaper.
But here’s the question I always ask homeowners…
How are they doing it cheaper?
Roofing isn’t like buying a gallon of milk where every store sells the exact same product.
Two contractors can both tell you they’re installing the same shingles and still deliver two completely different roofs.
One roof lasts 30 years.
The other starts leaking in five.
From the street, they may look identical.

What You Don’t See Matters Most
Most homeowners never climb onto their roof, and I don’t expect them to.
That’s my job.
But after more than three decades in this industry, I’ve seen just about everything.
I’ve seen shingles nailed too high.

Rotten wood covered instead of replaced.
Ice and water shield skipped.
Pipe boots reused because it saved a few dollars.
Will every one of those mistakes cause a leak tomorrow?
Probably not.

Price Only Tells Part of the Story
If you’re comparing estimates, don’t stop at the bottom line.
Ask questions.
What materials are actually included?
Who’s installing the roof?
Will damaged decking be replaced if needed?
How is the property protected during installation?
Who answers the phone if something isn’t right six months later?
Those answers matter far more than saving a few hundred dollars.

Not every roof needs replaced.
I’ve walked away from jobs because the homeowner didn’t need to spend the money.
Could I have sold them a roof?
Probably.
Would it have been the right thing to do?
No.
If your roof has life left in it, I’m going to tell you.
If it can be repaired safely and economically, I’ll tell you that too.
