During this inspection, we found multiple areas of damage, poorly completed repairs, improper flashing details and several serious ventilation problems.
The existing roof ventilation consists of five small vents installed over roughly 6-inch holes. This setup is completely inadequate for the size and design of the attic. The intake ventilation at the eaves is also buried or blocked by insulation, preventing the roof system from breathing properly.
We also discovered that the kitchen range hood exhausts directly into the attic instead of terminating outside. In addition, the plumbing vent pipes serving the bathrooms were left open inside the attic rather than being properly extended through the roof.
All of that warm, moisture-filled air has been trapped beneath the roof deck. Over time, the lack of balanced ventilation has contributed to moisture damage and deterioration of the plywood sheathing. Now, the homeowner is facing extensive corrective work in addition to the roof replacement.
Our proposed work includes:
• Removing and replacing the damaged plywood
• Digging through the attic insulation to locate and reopen the intake ventilation
• Replacing the five improperly installed vents with five properly sized MAXXAIR 301 roof vents
• Locating the kitchen range hood duct and properly terminating it through the roof
• Extending the plumbing vent pipes through the roof and installing proper flashing
• Correcting the damaged areas, previous repairs and flashing details as part of the new roofing system
A roof is more than shingles. Ventilation, intake, exhaust, flashing and penetrations all have to work together as one complete system.
