Before you treat a brown patch as fungus, it's worth ruling out what's underneath it.

An isolated dead spot, while the rest of the turf looks healthy, often isn't disease at all.

There's frequently something buried a few inches down: a rock, construction debris, a septic tank lid.

The soil over it is too shallow to hold moisture, so that pocket cooks and dries out faster than the surrounding lawn.

The check is simple. Push a soil probe straight down into the patch. If you hit something solid two or three inches down, you've found your cause.

That's heat and drought from shallow soil - not fungus - and treating it with fungicide wastes money without fixing anything.

Getting the diagnosis right is what keeps a property from paying for the wrong solution. If patches keep showing up on your grounds, we can find out why.

Chiles Enterprises is searching for a full-time Landscape Maintenance Technician to complete landscape maintenance tasks at the North Anna Power Station for Dominion Energy. This job includes cutting grass, string trimming, brush cutting, trimming trees, storm recovery, snow removal, pesticide application for w**d control, and other duties to maintain a neat appearance at the station and its associated areas. The candidate should feel comfortable working by themselves as well as with a team as both scenarios are probable.

If your commercial turf looks tired, thin, or slow to recover after summer stress, the issue might not be what's on the surface — it's what's happening underneath.

Over time, soil compacts under foot traffic, equipment, and the weight of regular maintenance. When soil gets too dense, water, oxygen, and nutrients can't reach the root zone where they're needed most. The result is turf that struggles to recover, thins out in high-traffic areas, and never quite looks the way it should.

Aeration helps solve that problem at the source. You can't water your way out of heat stress.

When commercial turf starts browning in July, the first instinct is always to water more. Sometimes that helps. Sometimes it does nothing at all. It depends on which problem you're actually dealing with.

Drought stress is a water problem. The lawn is thirsty, so watering it genuinely helps. Heat stress is a different animal. When it gets hot enough, cool-season grass just shuts down, and no amount of water is going to change that. You can cool the soil off a little, but it wears off fast.

The catch is they look almost exactly the same. Knowing which one you've got is what keeps you from pouring water (and money) into a problem that water can't fix.

Ever wonder why keeping a green lawn here feels like a fight every summer? It's not just you. It's geography.

Virginia sits right in the middle. Go north into Pennsylvania, and it's cool enough that fescue thrives. Head south into the Carolinas, and it's warm enough for grasses built to handle the heat. We're stuck in the transition zone between the two, and we get the full swing of both.

Fescue is the grass of choice here, but it's a cool-season variety that struggles when July and August arrive with a vengeance. Once temperatures climb into that brutal summer range, the grass stops actively growing and shifts into survival mode — browning and thinning out no matter how much attention it gets.

Some properties just need a reset.

When these beds came to us, they hadn’t been maintained in years. Plants were non-existent, and exposed landscaping fabric lined the entrance walls, which were slowly sinking backwaWhen these beds came to us, they hadn’t been maintained in years. Plants were non-existent, and exposed landscaping fabric lined the entrance walls, which were slowly sinking backwa into the soil.

Here's what we did:
✓ Removed and reset the sinking wall blocks on a proper gravel base
✓ Cleared the beds, installed fresh fabric, new plants, and mulch
✓ Selected shade-tolerant plants that will actually thrive for the brick entrance walls
✓ Reshaped beds for symmetry on either side of the staircase
✓ Returned an awkward bed back to grass
The home was beautiful. Now the landscape matches.

If part of your property is hard to maintain, that's a design problem — not a maintenance problem.

For a church in Charlottesville, the steep hillside next to the parking area was eating hours every mowing cycle. And still didn't look good when it was done.

The fix wasn't more maintenance. It was redesigning the space so it didn't need that level of maintenance in the first place.

This may be worth a look at your own properties: Where are you spending labor on areas that would be better off planted?
