A look back at our recent ARM Builders project in Studio City. It’s a great example of just how dramatically the right addition and remodel can change the way a home works.

The house began as a single-story home, and we transformed it into a 4,514 square foot, two-story residence, with a 1,132 square foot first-floor addition and a brand-new 1,457 square foot second story.

The finished house now includes a new kitchen, dining room, gym with bath, powder room, living room, office, new garage, two kids’ bedrooms, a shared bath, primary suite, upstairs laundry, and a dedicated kids’ work area.

We worked closely with designer Stacey Rifkin throughout the project, and the collaboration really shows in the finished result. We love working with Stacey.

Our goal was to create significantly more space without losing what already worked about the original home. It was a great result!

On October 7th, we remember the victims of the Hamas attacks in southern Israel - those murdered at the Nova Music Festival, in the surrounding kibbutzim and communities, and all those whose lives were changed forever that day. Around 1,200 people were killed and 251 were taken hostage.

It is hard to find the right words for a day like this. We remember those who were lost, we think of their families and loved ones, and we stand against the antisemitism and hatred that has followed.

Today, we light a candle in their memory, send our prayers, and hope for a future with more peace, more humanity, and better days ahead.

A little throwback to one of our older projects, but still a great example of what can happen when you look at underused space differently.

Seven months before this video was filmed, this area was just four parking spots and a dilapidated one-story structure that wasn’t really being used for anything. We replaced it with a brand-new two-story building containing two additional units, each with two bedrooms and two bathrooms.

The units were finished quartz countertops, AC throughout, and practical layouts designed for everyday living. By taking a triplex and turning it into a five-plex, the owner was able to make much better use of the property and increase its long-term value.

As people start thinking about projects for 2027, this is a good reminder to look at what you already have and ask whether there’s more potential in the space. Sometimes the biggest opportunity is already sitting on the property.

We’re looking back at a Hollywood project from last year because it’s a good reminder of how much opportunity can sometimes be sitting in space that isn’t really working for you.

This property had four standalone garages at the rear, while an existing fourplex sat at the front. We removed the garages and built a new two-story, four-unit fourplex in their place, and the owner was able to make a much better use of the land as well as creating additional long-term value from the property.

As people start thinking ahead to projects for 2027, it’s worth looking at what you already own and asking whether the space is being used in the best possible way. Sometimes the answer might be an ADU, an addition, a second unit, or a larger redevelopment like this one.

We can also help you think through financing if that’s one of the things holding a project back. The first step is usually just understanding what’s possible.

We’re up on top of this brand-new 4,000 square foot, two-story home in Mid-City LA, where you can really see how much is happening inside the structure before the house is finished.

The ridge beam you see here sits at the top of the roof, and between that and the second-floor ceiling is where a huge amount of the home’s infrastructure lives. Plumbing, air-conditioning ducts, electrical systems, and other essential services are all carefully routed through this space before everything gets closed up.

It’s one of those parts of a build that most people will never see once the home is complete, but getting it right now makes a huge difference to how the house functions later.

And yes, we’re pretty high up here… so hopefully the only thing going viral is the video. 😄

Throwback to our LA Wooster project, when we poured the concrete for a slab-on-grade foundation.

There’s lots more happening here than just pouring concrete. All the pipes you can see coming up through the slab are part of the home’s drainage, electrical, and other systems, which have to be carefully planned and installed underground before the concrete goes in.

A slab on grade is poured directly at ground level and becomes the base the home is built on. It takes lots of prep to get everything exactly where it needs to be, but once it’s ready, it can make for a faster and more economical build.

It’s another one of those stages where good planning below the surface makes everything above it work better.

Today is when we celebrate the people who actually make things happen. The crews on site, the subcontractors, designers, engineers, suppliers, inspectors, and everyone else who plays a part in turning plans on paper into real homes, real spaces, and real communities.

Especially our crew who worked on the Altadena projects rebuilding after those terrible LA fires. They achieved something spectacular with new homes for our clients.

We’re very grateful for the hardworking team at ARM Builders we get to build alongside every day.

A fantastic testimonial! We’ve had the privilege of building several projects over the years for Josh Moorvitch, and it’s really great to hear such positive feedback.

There’s nothing better than hearing a client say their home turned out even better than they imagined.

Shmuli and Rebecca had lived in their Pico-Robertson home for years, but as their family grew, the original single-story house simply wasn’t big enough. Rather than lose their backyard by extending out, they decided to build up and add a second story, creating the space they needed while preserving the outdoor area they loved.

For them, choosing the right builder came down to trust, communication, transparency, and making sure the project stayed on schedule and within budget. We worked closely with their designer, architect, and engineer throughout the build, handled the city, permitting, and inspections, and made sure any changes or additional costs were discussed clearly before moving forward.

They had signed a one-year lease while the work was being completed, so timing mattered. We were able to finish the project in around 10 months, ahead of their deadline, and two years later they’re still enjoying the home with their family.
