SB 1211: California’s New ADU Law Expanding Multifamily ADU Limits
California Senate Bill 1211 (SB 1211) is a state housing law that significantly expands accessory dwelling unit (ADU) opportunities on multifamily properties, making it easier for property owners to add rental units and address California’s housing shortage.
Key changes under SB 1211:
More detached ADUs allowed The cap on detached ADUs increases from 2 to 8 per multifamily property, up to the total number of existing units on the lot.
No parking replacement required Local governments can no longer require property owners to replace surface parking spaces when converting that parking into ADUs.
