X-ray the wall. Take a core sample to see whether there's thermal degradation. Dig behind it to find out if the waterproofing membrane failed.

Any one of those can come back clean. Any one of them can change the entire repair.

If you live on a hillside, or you've got a large slope in front of your house and you want to stabilize the soil, this is the kind of work we specialize in.

Here's an example of what can be done. A wall like this needs to be embedded within bedrock, or what we call competent soil. And it needs the right type of wood — that part matters more than people realize.

Sometimes the goal is purely structural. Sometimes, like here, it's as simple as keeping the dirt off the sidewalk.

A really narrow approach, an older style garage, patches, different elevations, uneven concrete.

Sometimes a setup like this doesn't fall under a standard permit at all. We have to bring it to the Bureau of Engineering and get a special approval.

That's the part most contractors won't take on, so homeowners get told it can't be done. Usually it can. It just doesn't conform to current codes, and somebody has to be willing to work that process.

See this cracking?

If conditions on your property are changing, you want somebody who knows how to read the soil. That's really the whole thing.

The contractor you want understands the existing conditions, understands the permitting, and knows when to bring in a geotechnical engineer. That applies to sloping issues, retaining walls, driveways, walkways, patios — all of it.

Because the way we build on a flat lot versus how we build where water flow is complicated and drainage issues are abundant is completely different.

A few different things going on at this property.

First, that large crack in the slumstone wall is being pushed out by the base of a palm tree. We see tons of walls fail to palm trees and birds of paradise. The root ball structure is that aggressive.

Second, the upper property line dividing wall is leaning. If you're on either side of one of those, it's worth a look.

Third, there's fire damage here. On a wall that went through a fire, you want to spot check whether the liquid-applied or peel-and-stick membrane is still intact. X-raying the wall tells you what shape the rebar is in.

Attention hillside homeowners — do you have a leaning or cracking retaining wall like this one?

You can tell by the scoring that it's an older wall. And look at the old drainage: it's clogged up.

But here's what matters. The footing hasn't moved. What you're seeing is lateral cracking and displacement. There might be a world where this gets pinned and re-poured along the top instead of torn out.

That's a completely different job, and a completely different number.
