Every project we’re running in this neighborhood came from a returning client or a referral — nobody planned it that way, it just kept happening. So we put real resources into this community: staff, subcontractors, and time on the ground, not just a sign in a yard.

Everyone’s got an opinion on shower waterproofing. I’ve watched enough of them fail to have picked a side.

Hot mop. Every time.

On this ADU build in Los Angeles, our sub-contractor has been doing hotmop day in, day out for 25 years. Zero leaks!

How it works: hot asphalt gets mopped over the pan substrate in alternating layers with felt ply, then turned up the curb and walls and tied into the weep holes at the drain. As it cools, those plies fuse into one continuous membrane — no seams, no fasteners, no cold joints.

Why it’s superior: a fully-adhered multi-ply assembly means redundancy instead of one thin layer standing between you and a framing repair. It also self-flashes every inside corner and curb transition — exactly where most pan failures start. Liquid-applied systems live or die on mil thickness. Sheet systems live or die on seams. Hot mop takes both variables off the table.

Old school isn’t outdated. Sometimes it’s just proven.

This is the walk after the walk — me and the few guys on my team with an eye that can’t be trained but your born with it. going back through a finished, lived-in house to find the things the client never called out. The stuff they’d have lived with for years and never noticed.

No form. No checklist. Just discerning eyes and a standard that doesn’t clock out when the contract says done.

I started writing this with AI, but it just didn’t feel right.

I’m sitting here with my family, emotional as I think about the 250th birthday of our beautiful country. I’m overwhelmed with gratitude. America is a place where anything is possible with a dream and the willingness to work hard.

I grew up in a rough neighborhood with very little. But one of the greatest blessings God gave me was being born an American. I didn’t finish high school. I had a difficult upbringing. But I had a dream, to succeed, to thrive, and one day give back.

America gave me the opportunity to work hard, earn my way up, start a business, and turn that dream into reality. You don’t have to be born into the right family, belong to a certain class, or have a prestigious education. You need grit, perseverance, and the freedom to pursue your dreams.

Our Founding Fathers built a nation on the conviction that our rights come from God, not from a king or a government. A nation where we’re free to worship, free to speak our minds, free to protect ourselves, and free to build a better life. It’s also the country with more rags-to-riches stories than anywhere else in the world.

God bless the greatest country in the world.

One of the most preventable change orders in a major renovation happens underground.

When a home is being fully renovated and the plumbing system is being replaced, many homeowners assume the scope includes everything from the house all the way to the street or alley.

Not necessarily.

The plumbing located outside the home’s footprint can be an entirely separate condition that may not be visible until construction is underway.

That’s why we discuss these scenarios upfront. Depending on the project, we may carry a contingency allowance for unforeseen underground plumbing conditions, or homeowners can choose to have the line camera-scoped before work begins to gain a clearer understanding of existing conditions.

The lesson: Don’t assume. Ask your contractor exactly what is included, what isn’t, and what unknowns could impact the project budget.

The best renovation experiences happen when expectations are aligned before construction starts.

When interviewing contractors, ask them this: What is your quality control process — and is it systematized?
Most won’t have a real answer.
At Liebo Builders, every superintendent and foreman works off a checklist before any phase closes out. Straight edging before drywall is just one example — it gets checked off, documented, and uploaded to our daily logs. Every time.
Understanding how your contractor builds behind the walls is just as important as what you can see.

Most builders give clients a schedule. We give them a system.
At the start of every project — whether it’s a 12 or 18-month build — we build a full master schedule in Buildertrend. Client has live access. Every phase mapped. Every trade sequenced.
But here’s where most builders stop.
In the final weeks of a project, we rebuild the schedule — day by day. Not by week. Not by phase. By the actual day.
What trade is on-site. What they’re executing. What gets signed off.
That level of breakdown does three things:
→ Holds my team accountable to daily ex*****on
→ Gives clients real-time confidence in the finish
→ Keeps subs locked in — they know we’re watching by the hour
A slip of half a day is visible. And it gets corrected.
That’s not micromanagement. That’s the standard.

Studio City kitchen — completely gutted and rebuilt. The client wanted the space to feel bright and natural during the day, and warm and architectural at night. Indirect lighting throughout, and natural light make this space feel special.

Most homeowners never see this side of construction.

During this project, the client decided to make a major design change and add onto the scope mid-build — which meant we had to pause the project for a couple of months while plans, approvals, scheduling, and logistics were updated.

And to be clear — we fully support clients making the right decision for their home. These projects are personal, and our job is to help bring the vision to life the right way, even when that means pivoting.

But here’s the reality behind the scenes:

When a construction project stops due to a client-driven decision, there are real operational costs involved:
• Reworking schedules
• Pulling trades off-site
• Remobilizing crews and equipment
• Project management overhead
• Material and timeline disruptions

That’s why moving forward, we’ve built remobilization fees and project pause language into our fixed-price contracts when delays are caused by client design changes or homeowner decisions.

If something is our fault, we own it. Always.

But if a project pause comes from a client-requested change, we have to account for the real costs of stopping and restarting a custom build responsibly.

Part of being a professional general contractor is protecting both the client experience and the integrity of the project through clear communication, transparency, and proper systems.

The finished product is only possible because of everything happening behind the scenes.
