For this project, we’re applying Sherwin-Williams Loxon Primer to the stucco to properly prepare and seal the surface before the finish coats.

For the wood, we’re using oil-based Cover Stain primer to seal the wood and help prevent stains, tannin bleed, and discoloration from coming through the finish paint.

🔥 IT’S NOT JUST PAINTING — IT’S RESTORATION! 🔥

We’re currently restoring these apartments that hadn’t been properly painted or maintained for many years. The goal is not to simply cover the old paint, but to properly restore and prepare the wood so the new finish will last for years to come.

Every surface is being carefully:
✅ Scraped
✅ Sanded
✅ Cleaned
✅ Repaired and restored

Some areas had 3–4 layers of old paint, so we’re removing those layers and taking the time to properly prepare the wood before applying the new coating.

Sanding the fascia before painting is important because it helps the new paint bond properly and gives you a smoother, longer-lasting finish.

Here’s what sanding does:

* Removes loose or failing paint — It gets rid of peeling, cracking, or rough areas that could cause the new coating to fail.
* Smooths the surface — Fascia can have rough wood grain, old brush marks, or imperfections. Sanding creates a more uniform surface.
* Improves adhesion — If the existing paint is glossy or very smooth, sanding creates a slight profile so the primer and paint can grip the surface better.
* Blends edges — When old paint is scraped, there can be raised edges around the bare spots. Sanding feathers those edges so they don’t show through the new paint.
* Improves the final appearance — Especially on fascia, which is highly visible, sanding helps produce a clean, professional finish.
* Helps prevent premature peeling — Proper surface preparation is one of the most important factors in paint durability.

For wood fascia, a typical process is: scrape → sand → clean/remove dust → prime bare wood → caulk as needed → paint. If the fascia has significant weathering or exposed wood, the primer step is particularly important.
