🚨 Two of the five are about your roof.

Monday, Gov. Abbott directed the Texas Department of Insurance to find ways to bring property insurance costs down. Texas homeowners premiums are up 79% in six years — under $2,000 in 2020, over $3,500 today.

Five directives went out. Two land on roofs:

✅ Insurers couldn't drop you over the age of your roof
✅ Hail rating already counts with many carriers. Wind rating could be next.

The other three: a ban on "price optimization," an insurance fraud task force, and a study of inflated claims costs.

That second one comes from a directive about FORTIFIED roofs — and here's where the headlines are going to blur things.

FORTIFIED is a wind standard. It's built to resist high wind and keep water out if the covering comes off. It is not a hail rating. Hail resistance is a separate add-on.

Which matters, because in West/East Texas hail is what takes roofs off. The rating that already counts in this market is Class 4 impact-resistant — UL 2218, the top impact tier.

We stock Class 4 and we put it on every bid we write, asked for or not. You decide whether you want it. We just make sure nobody finds out after the storm that it was an option.

Whether your carrier gives you a credit is up to them — they set which products qualify, how much, and what paperwork it takes. Ask your agent before you count on a number, and don't trust anyone quoting you a percentage.

None of this is law yet either. TDI has until September 14 to come back with recommendations. We'll read them and break it down here.
