Accessory Dwelling Unit (ADU) on the second story over the existing two-car garage in Mayfair Park neighborhood of Lakewood, CA 90712.
Our clients have lived in their home for over 20 years and the existing home is 1,340 SF with three bedrooms and two bathrooms. Their son in college was going to graduate soon and move back in with the parents. Accessory dwelling unit plans were needed to create a separate living space for their son.
OroHaus Design was hired for the design of the new 742 SF Accessory Dwelling Unit (ADU). The following was design and approved by the City of Lakewood:
 Clients did not want to build the ADU on the ground level because it would take up the entire rear yard. In order to preserve the open space the only option was to build the ADU on the second floor over the existing garage.
 The goal was to have two bedrooms with 1.5 bathrooms and laundry area for the ADU. This required the design to have a cantilevered floor system on the East and West side of the two story structure supported on the existing garages 2x4 walls.
 On the North side, the ADU structure is supported on concrete columns. This created an open patio on the first floor off the garage. The staircase for the ADU is on the North side leading up to a front porch that is cantilevered over the rear yard.
 On the South side the ADU structure is supported on a large beam that is supported by a concrete column.
 The 742 SF ADU has a living room, dining room, and kitchen with an open concept layout with vaulted ceilings.
 The stackable washer and dryer are located in the powder room. The full size bathroom and bedrooms have 9’-6” high ceilings.
 The exterior of the ADU will have a modern Spanish/Mediterranean architectural style. We incorporated smooth stucco, wood trimmed windows, exposed roof beams, wood porch beams, siding and paint to match existing home.
