If your pipes are frozen, it may be a couple of days before they thaw. Be sure to turn off the main water supply before they thaw!! If pipes freeze they can burst & cause big leaks & flooding when the water starts flowing!!

We are expecting a hard freeze starting Thursday night & extending through the weekend. Here are some helpful tips.

Be sure to disconnect all garden hoses from the outdoor spigots. Use styrofoam covers to insulate the spigots or turn them off at the inside isolation valve & drain them down.

Keep all garage doors closed to protect any plumbing above the garage & any water heaters in the garage. Leave a light on in any water heater closet that’s is not within the heated envelope of the house. A high-wattage, incandescent, light bulb can generate heat.

Open cabinet doors to allow heat into areas where there are uninsulated pipes in the outside wall.

Make sure all crawl space doors and vents are closed. Make sure any well house is closed and insulated.

If your home is poorly insulated, it might be a good idea to leave a couple of faucets dripping to keep the water moving.

Make sure the lid cover is in place over your water meter.

Here is an example of how Not to install the expansion tank. The cpvc pipe is not rated to support the weight of the expansion tank when it's working properly. But, when the expansion tank fails (the interior bladder cracks and the tank fills with water) the weight will most certainly break the pipe and cause flooding to begin. This is something you can check for your self. If you have a concern about the support of the expansion tank, get it addressed before water damage happens!
