Canaan Forslund, P.E., recently walked a tile roof to identify the source of a leak and provide expert guidance on remediation. Here’s a short video of what to look for when evaluating a leaking or compromised tiled roof.

Some things he found included:

🔍 Deteriorated flashing and failing sealant at roof penetrations, a common entry point for water
🔍 A sunken area signaling weakened sheathing underneath
🔍 Water staining and finish damage in the attic below, confirming the leak's path
🔍 Cracked, prematurely fractured tiles compromising the roof's protection
