At NEDC, architects and builders work as one team. Here is how a project moves from the first conversation to the years after completion.
1. In-Home Evaluation A design professional visits your home to understand how you live, what the space needs to do, and what budget fits the goals. Complimentary.
2. Pre-Design You meet your lead designer. We laser-scan the existing home to the millimeter, build accurate floor plans, and research zoning, code, and historical requirements in parallel.
3. Schematic Design Multiple layouts, shown in plan and 3D. Your favorite elements become a single hybrid plan, paired with your first budget.
4. Design Development Showroom visits, finish selections, renderings, and a VR walk-through at our office. A project manager joins, trade partners walk the site, and real bids shape your second budget.
5. Construction Documentation While permits are in review, we resolve the remaining details and assemble the full contract package: plans, budget, scope, selections.
6. Pre-Construction Meeting At your home, before work begins. Communication lines, work hours, dust protection, storage, special requests.
7. Weekly Meetings A standing, in-person meeting with your project manager, scheduled before construction starts.
8. Substantial Completion Walk-Through We build the punch list together, assign each item a value, and hold that amount from the final invoice until it is done.
9. Wrap-Up and Project Binder After a few weeks of living in the space, we sit down for your feedback and hand over a binder with contracts, drawings, renderings, and fixture and appliance information.
10. Five-Year Warranty We stand behind the work and check in periodically after completion. Every material, fixture, and appliance is decided before construction begins. That is why our change rate during construction averages just under 3%, compared with 11 to 20% when architect and contractor are separate. The process matters as much as the result.
