What have we learned after inspecting thousands of roofs?
One of the biggest misconceptions we hear from homeowners is that if a roof is leaking or showing signs of wear, it automatically needs to be replaced.
After inspecting thousands of roofs across the Midlands, we’ve found that simply isn’t true.
In many cases, a properly performed repair can safely extend the life of a roof for several more years. On the other hand, we’ve also seen roofs that were less than 10 years old but required replacement because they were installed incorrectly from the beginning.
Age is only one piece of the puzzle.
When we inspect a roof, we aren’t looking at just the shingles. We evaluate flashing details, pipe boots, ventilation, exposed nail heads, sealants, valleys, decking condition, previous repairs, and whether the roof was installed according to the manufacturer’s specifications. These details often tell us far more than the roof’s age ever could.
That’s why one of the first questions we ask every homeowner is, “How long do you plan to own this home?”
Someone planning to move in two years may have a very different solution than someone who wants their roof to last another 25 years. Our job is to recommend what makes the most sense for your situation, not simply recommend the biggest project.
