🆕 GAF Timberline HDZ Pewter Gray shingles

We removed and replaced (70) sheets of plywood sheathing on this home. Added overhangs to help shed water on the newer addition. We were limited in depth because of the window elevations so we compromised and understood that it was significantly better than the previous condition where water was going from the roof down onto the siding and sitting at the base of their foundation.

Made these entry stairs more functional.

This house had a significant amount of water damage at their entry door. The homeowner wanted that addressed but also to add some character to the front entry. A challenging, fun project. Thrilled with how it came out 👍🏼

We’ll be back in a few weeks to bring up the grade & seed the areas around the construction.

Conforming to the locals setbacks & existing conditions on this property really limited us through the design phase. Ultimately our goal was to add a bedroom, and tear down and replace an existing 12’x6’ two story porch with a structural upgrade. Fortunately we were able to stay in compliance and convert that to a mudroom for more storage.

The main goal of this project was to remove (2) load-bearing walls to allow a more seamless design between the living room, kitchen and sunroom.

Fortunately the wall that will likely have a lot more traffic- had plenty of play in the attic. This allowed us to bury 80% of the structural lumber in the ceiling. We chose to keep some exposed to break the different finishes on the ceiling in each room.

The sunroom wall was an old exterior wall. The challenge here was not only did we have the exterior wall but we also had the rafters coming down at this location. We let this establish our elevation.

- Demo walls & floors
- Structural framing
- Drywall and drywall finishing
- New hardwood floors
- Breakfast bar with shiplap finish
- Backsplash
- New countertop
- New plumbing & electrical finishes

Excited to see that this area of the home will now bring a completely new energy. This job was a blast 🤘🏼
