Club Pilates Savannah is finished.

Three brick arches across the front, in a shopping center storefront that had good bones before we started.

Inside, the reformer floor runs the full length of the studio under continuous linear lighting, with a tower station in its own room off the main floor. The front desk and retail sit under a round tray ceiling.

A studio buildout is won on the layout. Reformer spacing sets the mirror lines, the clearances, and where the lighting and sound have to land, and all of it gets settled before the first wall goes up.

A renovation looks worse before it looks better. This is what that stage looks like.

Here is where the PNC in Buford stood earlier this summer. The interior stripped back to studs and joists, the roof structure open, scaffolding up around the exterior, and a crane working overhead.

Taking a building back this far is a choice. It is also the only way to fix what is behind the walls instead of building over it and finding out later.

Back in April we showed you a concrete vault coming out of this building. Here is the finished branch.

The PNC on Holcomb Bridge in Roswell is complete. We started in March and wrapped this month.

The vault was the first problem. Poured in place, reinforced floor to ceiling, and all of it had to go before anything else could start on site. Construction Debris Services broke it out with a mini excavator and a breaker hammer, then cut the rebar out by hand with grinders.

What went in after it is a different building. An open lobby under a vaulted ceiling and an arched window, glass-front offices down one side, a wood slat ceiling over the lounge, a new teller line, and refreshed ATMs out front.

Renovating a bank branch means working around vault steel, security infrastructure, and brand standards that do not bend. Sequencing that so the finish work still lands on time is the key to the whole job.

HL Contractors just landed on the Atlanta Business Chronicle's list of the Top 20 Largest Interior Commercial Contractors in Atlanta, our first time on it.

We are proud of that, and we will also be the first to say Atlanta is one part of what we do. We are licensed across the Southeast and building in multiple states, so a ranking in any single market is a checkpoint, not the finish line.

We have spent years pursuing the goal of being the easiest part of the construction experience for our clients, one project at a time, and the work keeps compounding because of our amazing team.

Thank you to the clients who kept calling us back, the subcontractors who show up and perform, and the HL team that earned this.

Back in March we showed you this one with the ceiling grid still going in. Here it is finished.

Toastique at Old Alabama Square in Johns Creek is open. We started in January and wrapped in April for franchisees Steve and Randi Rubin, with a full demo of the existing space and custom wood features running across the wall and ceiling.

The hard part was the footprint. This one is meaningfully smaller than a typical Toastique, which leaves almost no margin between the millwork, the equipment, and the MEP runs. All of it had to be coordinated on paper before anything got installed.

They are serving coffee, espresso, avocado toast, acai and smoothie bowls, and fresh cold-pressed juice, all made on site.

Most tenants don't miss their move-in date because of construction. They miss it because of what wasn't planned for. Here are the three we see most.

1. Permitting and inspections. Plan review, corrections, and inspection windows are largely out of the builder's hands and easy to underestimate. Building the permit timeline into the schedule from day one keeps it from becoming the surprise that pushes everything back.

2. Long-lead items ordered too late. Electrical gear, HVAC units, custom millwork, and storefront glass can take weeks or months to arrive. If they're not ordered early, the whole schedule waits on them.

3. Design changes after work starts. Every change mid-build ripples through ordering, labor, and inspections. Locking the design before construction is the cheapest time to make those calls.

Honorable mention: onboarding the tenant-direct vendors. IT, internet, phone and data cabling, access control and security, A/V, furniture, and movers. All critical infrastructure that has to be pulled in early enough to fit the construction sequence.

The fix for all of them is the same: plan for them before the first wall goes up. That's the part we take off your plate.

Buford, GA. A throwback to the Jinya Ramen Bar build, taken from an empty first-generation shell to a finished restaurant.

Custom wood features, custom art murals, and a patio addition gave the space its own character. A first-gen shell means you're building all of it from scratch, so every one of those details is a call you get to make right the first time.

A restaurant is as much about how the room feels as how it's finished. This one delivered on both for Jinya Ramen Bar.

Happy Father's Day.

To every dad out there, and to the ones on our HL Contractors team, today's for you. Being a good dad is a job on its own, and most of you are doing it on top of everything else. Long days, then home to the people who need you. That's not easy, and it doesn't go unnoticed.

And the kids notice too. Probably more than they'll ever tell you.

So take today off. Spend it with your family, fire up the grill, do your thing. You've earned it.

Lawrenceville, GA. A throwback to the build we did for Publix Employees Federal Credit Union in a second-generation space.

The detail worth pointing out is the demountable glass partitions running through the layout. They give clean, finished offices that can be reconfigured later without tearing into walls, which is exactly what you want in a space that has to flex as a team grows.

We took this existing space and set it up to adapt for the future, all while maintaining a clean, modern, and professional feel.
