Drier is not automatically better, and that surprises people.

Wood has a normal moisture content. Here in Pinellas County it lives around eight to twelve percent, and it has been sitting at that number since the house was built. Dry it far below that, or dry it too fast, and it moves. Hardwood cups the other direction. Trim splits. Joints open up at the corners.

Proper drying has a target, not a finish line. We meter the material, compare it to unaffected wood in the same house, and stop when it matches.

If a company cannot tell you what number they are drying to, they are guessing. Ask them.

Somebody asked us last week why we roll up with a truck full of machines for what looked like one wet hallway.

Fair question. Here's the short answer: air movers lift the moisture out of your floors and walls, and dehumidifiers pull it out of the air. Run one without the other and the water just cycles around the room and soaks back in.

Florida makes that trickier, since the air outside is already loaded with moisture. Opening windows works against us.

When we set up for mold work, the first thing we do is not about mold at all.

We seal the room and make its air move the wrong way on purpose.

➡️ Plastic containment goes up around the work area
➡️ An air scrubber pulls air out of that space and filters it
➡️ Because more air leaves than enters, the room sits at slightly lower pressure than the rest of the house
➡️ Every gap now pulls air in, not out

That is negative pressure. It is why spores stay in one room instead of touring your ductwork while we work.

Vinyl wallpaper is one of the few things in a Florida home that can hide mold and help it grow at the same time.

The reason is the vinyl itself. It does not breathe. Moisture moving through the wall reaches the back of that covering and stops. Dark, damp, still air against paper backing and drywall paste. Mold does not need much more than that.

The tells are subtle: a seam lifting for no reason, a bubble that was not there last year, a musty note in a room that looks spotless.

If your walls are papered in vinyl and something smells off, do not peel it to check. Peeling releases everything at once.

Here is the thing about bathrooms: a wet floor in there looks completely normal. Which is exactly why leaks get to hide for months.

We have pulled up plenty of perfect looking tile in St. Pete only to find the subfloor underneath had gone soft. The usual suspects are boring ones. Cracked grout. A tired toilet wax ring. A supply hose under the vanity nobody has checked in fifteen years.

So if your bathroom floor feels springy near the tub, or a musty smell keeps coming back after you clean, that is worth a look.

Laminate flooring gets a reputation it does not deserve. It looks like wood, wipes up like tile, so people assume it shrugs off water.

It does not. Laminate is a photo layer over a compressed fiber core. Once water works its way under the planks and into that core, the core swells. Swollen fiberboard does not shrink back when it dries. The edges stay raised, the seams stay peaked, and the surface never sits flat again.

We can dry the subfloor beneath it. The planks themselves are usually a replacement, not a rescue.
