A finish that looks good at project closeout is one thing. A finish that still looks good years later is another.

In commercial buildings, appearance and durability are tied together more than people think. If materials are installed poorly, if transitions are rushed, or if the wrong system is used for the environment, it usually shows up over time through cracking, uneven wear, staining, or ongoing maintenance issues.

Finish work is about more than aesthetics; the way interior and exterior systems come together can impact how the building performs and how much upkeep it needs later on.

Cut-brick stucco can look like brick from the street, but it does not behave like masonry.

In Florida, how it is detailed, installed, and tied into the wall system plays a big role in long-term performance, especially in heat, humidity, and wind-driven rain.

Our latest article covers five considerations before using cut-brick stucco on a commercial project.

Is cut-brick stucco the right fit for your next commercial project in Florida?

It can deliver a brick look without the added weight and wall thickness of full masonry, but long-term performance depends on how it is detailed, installed, and tied into the wall, particularly around openings and transitions.

Our latest article covers five things to know before using cut-brick stucco, including how the finish is created, where it fits, and what affects the system over time.

We’ve had the opportunity to work on projects that support education across Tampa Bay, including the University of South Florida St. Petersburg College of Business building.

This four-story building was designed around how students and faculty use the space day-to-day, including more than 20 classrooms, an auditorium, outdoor study areas, and a café.

University buildings are unique. They see constant use; so interior and exterior wall and ceiling finishes need to hold up over time, while still creating spaces that support focus, collaboration, and day-to-day productivity.

On this project, our work covered framing, drywall, insulation, and stucco that would withstand high use.

If you're planning a campus project and need a team that understands long-term performance, let’s connect.

In tough climates, building performance starts with the right materials, proper installation, and code-compliant design.

In Florida, it is not just one season that puts buildings to the test. Heat, humidity, heavy rain, and constant exposure add up over time. Exterior systems like stucco and EIFS need to perform in these conditions day after day, while still supporting the look owners want.

What shapes the final look and performance of commercial exterior finishes?

Often, it starts before installation.

With EIFS, stucco and other exterior finishes, the result is shaped by planning, timing and coordination from the start. When the right details are addressed early, the finished exterior is better positioned to look good and perform over time.

That early coordination can influence:

• Surface appearance
• Transitions between materials
• Corners and edges
• Areas around windows and doors
• Long-term durability

Each phase of the project contributes to the final result. That is why Raynor focuses on coordination early in the process, helping commercial exterior finishes come together as designed.

What should owners and property managers look at after EIFS or stucco work is complete?

In coastal Florida, wall systems move straight into full environmental exposure. South- and west-facing elevations, window perimeters, balconies, and roof-to-wall transitions often take the most weather exposure first.

Our latest article looks at what to check in the first few months after completion, including sealants, transitions, and the most weather-exposed areas.

Once the scaffolding comes down, EIFS and stucco wall systems begin facing daily exposure to sun, humidity, and frequent rain.

In Tampa Bay, the first few months after completion can give owners and property managers a better sense of how wall finishes, sealants, and transition areas are responding to normal conditions.

Our latest article looks at what typically changes early on and what to review after installation.

What goes into the exterior of a waterfront property in Tampa?

Westminster Shores in Tampa, is a waterfront senior living community where exterior materials need to hold up in a coastal environment.

Raynor completed the stucco and EIFS work on the project’s exterior, helping to shape the building's finished look.

Projects like this show how much exterior work contributes to a property's performance and appearance from the start.

What leads to more long-term issues in a commercial building, the finishes occupants see or the work behind them?

Interior finishes are only one part of the building. The way the exterior envelope, framing, and drywall are built and coordinated can directly affect maintenance, repairs, and tenant disruption over time.

On commercial projects across Tampa Bay, Raynor works across stucco, EIFS, framing, and drywall to help keep these systems aligned from the start.

That coordination carries through long after construction is complete.
