👉 “This is one of the most common ADA mistakes in doors…”

Most plans show the door…
but forget the space needed to actually use it.

🚫 WRONG:
Not enough maneuvering clearance on the latch side or depth.
→ The user cannot properly approach, pull, or open the door.

✅ CORRECT:
✔ 60” minimum depth (perpendicular to door)
✔ 18” minimum clearance on latch side
✔ Clear floor space allows safe maneuvering

📌 This applies to manual swinging doors with closer and latch.

⚠️ These are minimums — reducing them creates real accessibility issues.

👉 “This is the #1 ADA mistake in Texas parking lots…”

Most people think accessible parking is just paint on the ground.
It’s not.

👉 If your van accessible space is only 9’ wide… it does NOT comply.

Under 2012 TAS (Section 502):
✔️ Van space must be 11’ wide + 5’ access aisle
✔️ Or 8’ space + 8’ aisle (alternate layout)
✔️ Sign must be centered at the parking space it serves
✔️ Access aisle must be marked “NO PARKING”

❌ Common mistake shown:
* Van space undersized (9’)
* Sign placed on the wrong space

✅ Correct design:
* 11’ van space
* 5’ access aisle (shared, centered)
* Proper sign placement

📌 Bottom line:
One wrong dimension… and the entire space fails compliance.

👷‍♂️ Accessibility is not a suggestion. It’s the law.
