Fire Prevention Week runs October 4 through 10.

This year the focus is safe charging. Phones, laptops, tool batteries, e-bikes: use the charger that came with it, charge on a hard surface instead of the bed or couch, and unplug once it's full.

While you're at it, press the test button on every smoke alarm in the house. Takes about five minutes.

We have had a banner out there for a few seasons now, and we will be there again this year. Not because it sells houses. Because this is where our people are on a Friday night, and a town that shows up for its kids is a town worth building in.

"What does a custom home cost per square foot?" is the question everybody asks first, and it is the one that answers the least. Swipe for what actually moves the number.

The site itself. Clearing, fill, septic, well, running power. Two identical houses on two different pieces of land are not two identical prices.

The footprint. A simple rectangle costs less to build than the same square footage with wings and bump-outs.

The roofline. Every valley and dormer is labour, material and one more place to detail correctly.

The finishes. This is the part you control most, and the part where a clear allowance conversation saves the most money.

Things people say to themselves right before they call a builder:

"We should probably wait another year."
"I bet they only work with people building something way bigger than us."
"I do not even know what to ask."
"We have the land, but we do not have plans yet, so we are not ready."

For what it is worth, that last one is the most common, and it is backwards. The land is the hard part. The plans are the fun part, and they are the part we do with you.

Nobody has ever bothered us by asking a question too early.

The stories you have heard about custom homes almost always start the same way: the number moved.

Usually not because anyone lied. Because nobody said out loud what the bid did not cover. So ask. Every builder you talk to, including us:

1. What is excluded from this bid?
2. What are the allowances actually based on?
3. What happens when something changes mid-build?
4. Can I see all of that in writing?

We would rather answer those in the first meeting than have you find out in month seven. More than 500 homes across North Florida, and the ones that go well are the ones where nobody was surprised.
