Some really great info for anyone looking for work to be done. When choosing a contractor, there are typically 3 types to choose from.
1. Residentail or Commercial contractor. Someone who possesses all of the state licenses and requirements that are associated with holding that license such as General Liability and Workers Compensation, and passing written exams proving their knowlege in each category they fall under. This person gives you a peace of mind in knowing that they don’t take any short cuts when it comes to the way they do business because this generally means 10’s of thousand of dollars a year in insurance to be legitimate.
2. Someone with the bare minimum such as a home improvement registration with the state, which legally requires them to carry the same insurance as a general contractor listed above but only allows them to legally do certain work. It excludes them from any work such as the performance of any structural work that is integral to the structural integrity of any new or existing structure including but not limited to footings, foundation, outside walls, skeleton, bearing columns and interior load bearing walls, and floor slabs. Not saying a home improvement doesn’tknow what they are doing or may not have the capability to do such work, but at the end of the day, if something were to happen, you may not have a leg to stand on by entering a contract with someone who is legally supposed to be doing that sort of work.
3. A person who just has a business name with an LLC attached at the end, no insurance, nothing. These type of businesses are able to operate and not follow the rules set forth by the Contractors Board unless turned in. These type of businesses make it easy for a homeowner to fall into a trap of being responsible for damages, accidents, etc due to them not having the proper coverage needed to help you sleep better at night.
There is also new roofing guidelines to follow. Make sure your roofing contractor is working to ensure they are getting the proper certifications to back it up. (Its still early so alot are just getting caught up, no fault of their own)
