Ensuring safe, smooth, and trip-free access for patients is a top priority for medical and dental facilities. We recently completed a targeted cut-and-replace parking lot asphalt repair project for Portside Dental in Traverse City, Michigan.

When asphalt develops severe alligator cracking or structural depressions, surface sealcoating alone won't solve the underlying issue—a full-depth structural repair is required. Our team precisely saw-cut clean, square boundaries around the damaged pavement, excavated the failed asphalt, and inspected and re-compacted the aggregate base to ensure proper support and drainage. We then applied a hot-tack binder and installed fresh commercial hot-mix asphalt in compacted lifts, rolling it completely flush with the surrounding lot.

By replacing the failed sections down to the base, we restored the parking lot's structural integrity, eliminated patient trip hazards, and prevented water from seeping underneath to cause further winter freeze-thaw damage.

For this high-end private property along Torch Lake in Antrim County, we performed a comprehensive pickleball court resurfacing transformation—taking a weathered, worn playing pad through heavy surface sanding, precision flood-leveling, and a multi-layer acrylic color system application.

Restoring a lakeside court requires more than a simple recoat; it demands a tailored technical workflow to eliminate birdbaths, restore shoe traction, and protect the substrate against coastal humidity and extreme freeze-thaw cycles:

‍Surface Sanding & Mechanical Abrasion:
‍We began by performing heavy-duty mechanical sanding across the entire court pad. This step strips away dead, oxidized paint layers, levels rough high spots, and creates an anchor profile on the old substrate to ensure maximum adhesion for the new acrylic system.

‍Precision Leveling & Patching ("Birdbath" Repair):
‍To eliminate standing water low spots, we flooded the court surface with water and marked all depressed areas. Using a high-strength acrylic patch binder mix, we filled and feather-edged all low-lying zones to guarantee a dead-flat surface and consistent ball bounce across the entire court.

‍The Foundation (Acrylic Resurfacer):
‍We applied a heavy-bodied, silica-sand-reinforced acrylic resurfacer layer. This foundational coat seals remaining microscopic surface pores, locks down the patch repair edges, and creates a uniform, non-porous canvas designed to prevent color absorption variations.

‍High-Definition Color System:
‍Our team squeegeed multiple coats of premium, UV-resistant textured acrylic color over the prepped surface. This multi-layered color application delivers a rich, vibrant visual finish that complements the surrounding Torch Lake landscape while providing anti-slip traction underfoot.

‍Precision Layout & Line Striping:
‍Using laser-guided measurements and crisp line-sealing tape, we laid out official USA Pickleball (USAPA) standard court dimensions. Applying sharp white textured acrylic line paint ensured maximum visual clarity for boundary lines and the "kitchen" (non-volley zone).

The result is a stunning, tournament-spec private athletic court that seamlessly integrates into the luxury Torch Lake estate while offering heavy-duty durability built to withstand Northern Michigan's harshest seasonal elements.

We wrapped up this fresh sealcoat in Glen Arbor today, and that deep black finish looks incredible against the property.

Beyond making the place look brand new, a fresh coat is key out here on the lake to protect the asphalt from harsh summer sun and keep water from cracking it open come winter.
