Little man has the best day hanging with Dad. I decorated for fall and the house feels so cozy now.

I wish I could harness these vibes all year.
Hmmm maybe I will when the holidays are over.

I unfortunately had a rough day. A disagreement in the morning and a small car accident in the evening.

A baby who wouldn’t stay settled from 4:30 to 7:30.

I’m incredibly blessed to have been mostly home with little man for 3 months but I had recently started ubering again and now I’m not sure that’s going to happen for a bit.

I had already signed up for a 6 week content class so I’m starting here by asking what content you’d like to see more of.

🏡 What if the only thing keeping you from buying a home… is assuming you can’t?

I talk to people all the time who say:

“I don’t have enough saved.”

“My credit probably isn’t good enough.”

“I thought I needed a huge down payment.”

“I’m going to wait another year or two.”

I was recently reminded of First Merchants’ Next Horizon Mortgage Program, and this is exactly why I think it’s worth having the conversation BEFORE you decide you aren’t ready.

For qualified buyers, the program may offer:

💰 Up to $7,500 in grant funds that may help with down payment, closing costs, or principal reduction

🙌 No private mortgage insurance (PMI)

📱 More flexible ways to document credit history — potentially including things like rent, insurance, or mobile phone payment history

That could make homeownership look VERY different for someone who assumed they needed years to get ready.
