Big Heads-Up for Homeowners:
Fannie Mae and Freddie Mac are rolling out a brand-new appraisal format on November 2, 2026.
First — don't panic. This won't tank home values, and appraisers aren't changing the fundamental math of how they value property. Market comps and data still rule.
What's changing is the depth of detail required. Appraisers will now want concrete data on things like roof age and major systems, exact kitchen/bath updates, and any high-end finishes or additions.
What this means for you: Start a home record folder today — receipts, permits, contractor invoices, dates, and warranties. Proof of what was done and when will help justify your home's value down the line.
This is actually a great shift — more transparency and consistency for everyone. But the takeaway is simple: start documenting now, especially if you're thinking about selling.
