The rim joist is the band of wood that runs around the perimeter of your crawl space, where the floor meets the foundation. It’s the single biggest air leak in most Eastside homes — and the easiest one to fix.

Most crawl space jobs in Seattle skip it. The crew lays a new v***r barrier across the dirt floor and calls it done. The rim joist keeps leaking 30% of the conditioned air upstairs.

A two-part foam sealant + R-13 rigid foam strip across the rim joist takes one technician about three hours. It pays back in four to six months in winter heating savings, year-round.

Three guys, two passes of cleanup, one v***r barrier roll-out, a rim joist re-seal, and the rebuild that the homeowner doesn’t see but feels six months later in the floor temperature and the energy bill.

Pacific Northwest summer humidity and a cold AC duct meet inside your attic. Condensation forms on the duct wrap. Drops onto the insulation underneath. Over four to six weeks, that’s enough to start a mold colony on the warm side of the insulation — the side you can’t see without pulling it apart.

This is one of the reasons we always check the AC duct routing during a summer inspection, not just the attic insulation itself. The cause is two surfaces meeting. The fix is sealing one of them.

We do a crawl-space-only inspection every Wednesday and Friday in July. Here’s what the first 20 seconds looks like from the homeowner’s point of view.

The entry. The headlamp on. The first thing we look for — water staining on the joists, which tells us whether last winter left a mark. The v***r barrier seams. The condition of the existing insulation. The HVAC ducts where they pass through.

By the time we crawl back out, we know the priority order: clean, seal, insulate, or all three.
