Some roofs have simply reached the end of their useful life. And this is a pretty good example.

Between the extensive granule loss, exposed areas, and overall wear, this roof is well past the point where we'd recommend putting more money into repairs.

And that's something we always consider when evaluating a roof. Does a repair make sense, or would the homeowner just be spending money on a problem that's going to keep coming back?

We'd much rather help you get more life out of your existing roof when we can. But when replacement is the better option, we'll explain why and show you what we're seeing.

Last week's rain has been keeping us busy, and the leak calls are still coming in.

Shingles, metal, TPO. Residential and commercial. We've been on a little bit of everything this week.

It's always interesting to see what a good stretch of rain reveals about a roof. Some are simple repairs. Others take a little more investigating.

With all the rain last week, the leak calls are coming in. One of the roofs we evaluated today had two layers of shingles, one installed right over the other.

A layover can save money upfront by skipping the original tear-off. But there are tradeoffs homeowners may not think about, especially when a leak shows up later.

On this particular roof, with two layers to deal with, there wasn’t a repair we felt we could confidently back with our 5-year workmanship warranty (which is standard for our repairs).
Listen, if we can repair your roof and help you get more life out of it, that’s what we want to do. Sometimes, though, replacement really is the responsible recommendation.

So if a layover is presented as the cheaper option, ask a few more questions. What happens if it leaks? What kind of workmanship warranty comes with it? And what will it cost when both layers eventually have to come off?

We get it. In this economy, we understand wanting to save money wherever you can. We just want homeowners to know what that decision could mean down the road so you can make the best decision for your home and your budget.

Maybe you already know your roof leaks. Maybe you know it needs a repair, but the cost just hasn’t been doable yet.

A temporary roof repair may be an option.

We can come out, evaluate the problem and give you a price. If a temporary repair is possible and you approve it, our goal is to take care of it while we’re there.

It’s not a permanent fix, but it can be considerably less than the full repair and may help get you through the incoming rain.

Be honest. When was the last time you looked at your chimney?

Because chimney rot can become a water problem before you ever notice it from the ground.

It’s one of those areas of the house that’s pretty easy to forget about. You can’t exactly see what’s happening up there while you’re pulling into the driveway.

But siding and trim around a chimney take on years of sun, rain and weather. Once that material starts to deteriorate, water can find its way into places it doesn’t belong.

And by the time you notice a leak inside, that damage may have been developing for a while.

So if it’s been a few years since anyone has taken a good look at your chimney and the roof around it, don’t wait for a water stain on the ceiling to be your first clue.

Have it checked.

That little bit of prevention can save you from a much bigger headache later.

Eventually, the rain will come. Is your roof ready?

We’ve got our canopy popped up, table set, and we’re spending our Friday morning somewhere a little different. ⛳️
