This dining room originally had no ceiling fixture at all — only switched outlets.

I centered and cut the box opening, fished new wire through the vaulted ceiling, installed the ceiling box, and rerouted the switching with dimmer control for the new chandelier.

One of those projects that looks simple when it’s finished… because the hard part is hidden behind the walls and ceiling.

Most siding problems don’t start as emergencies — they start as small cracks, swelling edges, soft spots, and hidden moisture intrusion.

This wall had failing sections scattered from ground level all the way up the elevation. Instead of covering it up or patching over rot, the damaged areas were cut out, rebuilt, blended, and replaced correctly.

✔️ Rotted siding removed
✔️ Trim and transitions repaired
✔️ New Hardie installed and blended
✔️ Sealed, prepped, and finished to match

The goal isn’t just making it look fixed.
The goal is making sure it stays fixed.

A lot of ceiling damage comes from tiny copper pinhole leaks — slow, hidden, and easy to miss until drywall fails.

This repair involved locating the leak, opening the ceiling, fixing the plumbing, removing damaged drywall, rebuilding and texture-matching the ceiling, and finishing the space cleanly.

Water damage repairs should always start with diagnosis, not patching.
