East Cobb has some of the best tree canopy in the county. Trees are hard on roofs.

Limbs overhanging a roof plane drop debris into valleys and gutters, hold moisture against shingles, and give squirrels a bridge to your fascia. Heavy oak and pine also mean real impact risk in a wind event, and limb damage is rarely where you would expect, because the strike point and the leak point are almost never the same spot.

Two cheap things that help: keep branches trimmed back off the roof plane, and keep gutters actually clear rather than mostly clear.

Practical note for Suwanee homeowners: you do not have to be home for a roof replacement.

Most single-family replacements here are a one-day job. We protect the landscaping, tear off, inspect the deck, dry it in, finish the roof, and run a magnet over the yard and driveway twice before we leave. If you have young kids and a schedule built around them, we will work around it, and we will tell you honestly whether the driveway is usable that afternoon.

Vest Construction is a licensed Georgia general contractor based in Kennesaw. We've been building across metro Atlanta for nearly 20 years, and our team has lived here even longer. The company is led by Stephan Tremblay, a licensed Professional Engineer, and we hold every project to engineer-level standards.

Duluth builds tighter than most of the corridor, and that changes a roof job.

Closer lot lines mean less room for a dumpster and a material drop, more coordination with the neighbor whose driveway you are borrowing, and on attached homes, a shared roof plane where your section and theirs meet at a wall that has to be flashed correctly or you both have a problem.

That last one is where a lot of townhome leaks actually start. Not the field of the roof, but the transition nobody owns.

Woodstock has one of the best downtowns in metro Atlanta. It also has a lot of roofs quietly coming due.

The big subdivision growth here ran through the late nineties and the two-thousands. Architectural asphalt shingle in Georgia heat generally gives you twenty to thirty years, and our heat load tends to pull that toward the lower end of the range. Do that math on a neighborhood built in 1999 and you land right about now.

If your roof is original to the house and the house is old enough to vote, it is worth having someone look. Not because it is failing, but because knowing where you stand beats finding out during a February storm.

A storm just came through. Here is what actually matters in the first forty-eight hours.

Walk the perimeter from the ground and photograph anything you see, with the date. Check your gutters and the base of the downspouts for a pile of granules. Look around the yard for shingle pieces or bent metal. Take a flashlight into the attic and look for daylight or damp sheathing.

What not to do: get on the roof. A storm-damaged roof is slick and structurally unpredictable, and the view from the ground plus an attic check tells us most of what we need anyway.

Then have someone licensed take a documented look. We inspect at no cost and photograph everything, and the report is yours to keep whether you ever file anything or not.

Lawrenceville has a lot of solid older housing stock, and with older roofs the real question is usually repair or replace.

The honest answer depends on three things: how much life is left in the field of the roof, whether the decking underneath is sound, and how many times it has already been patched.

A roof with one bad valley and fifteen good years left is a repair. A roof on its third patch with granules filling the gutters is money you would rather put toward the replacement.

We will tell you which one you have, in writing, at no cost, including when the answer is that a repair will do just fine.

Roofing around Marietta Square is its own kind of job.

The homes in the historic district were not framed the way a 2005 subdivision was. Older decking, steeper pitches, original slate or wood shake profiles that got shingled over somewhere along the way, and rooflines carrying more valleys and dormers than anything built today. Add a historic district's rules about what the roof is allowed to look like from the street, and a straightforward replacement stops being straightforward.

That is the kind of scope where having a Professional Engineer look at the framing before anyone orders material saves real money.

Most roofing quotes work like this: someone climbs up, takes some photos, tells you they will get back to you, and three days later a number lands in your inbox with no explanation attached.

We do it differently. Our inspector builds the estimate on site. You get a detailed, itemized number before the truck pulls out of your driveway, and you get to ask questions about it while the person who did the inspection is standing in front of you.

If it turns out you do not need work done, you hear that on site too.
