For this project, we removed the old carpet and linoleum and gave this office a fresh new look with updated linoleum flooring.

4 ROOF DETAILS MOST HOMEOWNERS NEVER THINK TO CHECK ☝️

You can stand in your driveway and look at your roof all day.

But some of the most important clues are much easier to spot when you know where to look.

On this inspection, Shane came across several:

1. Worn shingle surfaces

When shingles lose their protective granules, the asphalt underneath becomes more exposed to the elements. Heavy weather over the years can contribute to that wear, especially when a roof has experienced repeated hail events.

2. Deteriorating metal

Roof penetrations often involve metal components that need to remain watertight. Rust or deterioration isn't something to ignore because these areas are designed to keep water out of your home.

3. Damaged plumbing vent flashing

The plumbing vents themselves aren't necessarily the problem. It's the seal around them that deserves attention.

Once that flashing cracks or deteriorates, water can find a way into places you definitely don't want it.

4. Roof ventilation

A roofing system needs more than good shingles. The way air moves through the attic matters too, which is why ventilation should be part of a proper roof inspection.

None of these things are particularly obvious from the ground.

And that's exactly why we like showing homeowners what we're seeing while we're actually on the roof.

Know what you're looking at. Know what questions to ask. And don't wait for a ceiling stain to investigate what's happening above it.
