Avoiding Bad Contractors and Finding Good Ones

Having been a contractor for decades I’ve learned a few pointers on how to cheat consumers from my competitors. Here are some of the deceptive techniques used by Shyster contractors
who I refer to as “short-gamers: They over charge and use inferior products and construction practices that often cause more damage than the cost of hiring
them.

One of the most common practices of price-gouging is leveraging the cost of building and repair materials in order to boost profits without the customer realizing. So, let’s say you ask a contractor for an itemized quote on Labor plus Materials. The labor cost may look pretty reasonable. But the material cost seems pretty high. The material column in the quote has vague descriptions that offer no means of identification in terms of actual cost. For example, you’re project involves upgrading home plumbing fixtures, such as replacing old faucets and shutoff valves under the sinks. The quote may say; “Moen Gooseneck Lavatory Faucet—$291.00”. Moen offers many models at a wide price range, so the contractor could be marking up 100% or more, especially if he purchases wholesale. This could add up to hundreds or thousands of dollars depending on the project.

On small projects like replacing faucets and shutoff valves, the customer can purchase quality products online through big box stores like Home Depot, Lowes and Menards or even Amazon Prime. Frankly, I tend to purchase many types of plumbing fittings and electrical parts through my Amazon Prime account due to efficiency of time usage, fuel and material cost, which all weigh into my philosophical business concept of honest commerce. I shop for the lowest material prices for quality products for my customers because my business is based on both profits and long term customer relationships of trust.

So, how does one find good contractors? I’ve heard all of the nightmare scenarios from working with hundreds of home owners over the years. Never hire a contractor based solely on a friend or neighbor referral. If someone you know has had a good experience with a contractor and refers him, check the Google rating, the website, the public comments. I wouldn’t hire a contractor that isn’t local or that is connected with national corporation. Their costs are much higher than a handyman or small local outfit, so corporations or chains will always price gouge just to survive financially.

Even local contractors can be unprofessional and deceptive when it comes to quality results and costs. He did a great job according to the reviews, until you hired him and everything went to hell. Do a thorough internet search before even asking for a quote. Read the reviews and look for recent comments. If you see ratings that are a year old that’s a red flag. If you see an overall rating of less than 4.5 stars, that’s a red flag. Look specifically at low rating reviews to see if they are specific or if the customer was just having a bad day. Bad reviews will also reveal negative patterns in the way the business deals with customer issues. Also, spend time to see if the positive ratings are specific or if they are shallow; “Mike the supervisor was a good communicator throughout the project and made sure everything went smoothly”. Fake positive reviews can be purchased by third party companies. A good review is specific regarding how someone feels about the way they were treated and the results of the work. Most people will express their feelings in a way that is recognizable and universal.

Have your chosen contractor come over to review the project in person, take measurements, ask specific questions about your options. I’ve seen contractors offer the most expensive labor and material options just to make more profit, even if the customer isn’t budgeted for it. This is important especially in economic periods of inflation and job loss. If your contractor isn’t willing to conform to your financial situation, then just move on to the next guy.

Ask the contractor if he/she carries liability and is registered as an LLC with the state. Always pay by check or through a company based website platform.

(2.) Reputation of expertise is everything, so use local media listings for a home based contractor with 5-Stars who lives within a 5 to 12 mile range. A contractor from your area has more of a stake in promoting long term relationships by offering quality services with competitive pricing.

(3.) Always get a written quote by email with upfront categorical Labor and Material pricing. This allows the customer to check online material costs from the quote based on local big box stores' competitive pricing. These depots may also offer sales or discount pricing with some online ordering. If a contractor isn't willing to offer a written quote, walk away.

CONTRACTORS HATE ME!

In the past 40 plus years I've read a library of motivational books by people like Norman Vincent Peale, Zig Zigler and many others. One of my favorite quotes by Zigler; “Rich people have small TVs and big libraries, and poor people have small libraries and big TVs.”

I'm not a millionaire, so what did I get out of all of those books? I learned about what drives interdependent-relationships. Its about trust. In fact, the health of the global economy and civilization itself depends upon trust in relationships and commerce. I recently watched a documentary about India's billion dollar phone scam operations and how a group of local cyber-techs are hacking into these businesses to help the authorities take action. These hackers are concerned about the fortunes being lost by the majority of legitimate businesses due to the deteriorating reputation abroad. Unfortunately, the Indian authorities have no cooperative treaty with the US and EU in order to take action for victims living outside of it's borders. Globalism does help entrepreneurs benefit from lower cost labor, but it also opens a Pandora's box of cyber crime worth $6 Trillion (More Than 70 Cybercrime Statistics - A $6 Trillion Problem, Ivana Vojinovic 07/08/2022). The 3rd era of globalism began 33 years ago (in 1989), yet the international community has never organized a cohesive international authority to deal with crime on such an industrial scale. And this has become one of several factors of greed exasperated poverty everywhere. I know people in business who are much smarter and wealthier than I. To be clear, wealth may be the yard stick of success, but its not the only factor. What is likely more important is the "how" or "methodology" in the acquisition of wealth. The uniform code of business in the US is to provide a real service or product that benefits the end user. Legal enforcement of this principle may not be a priority in other countries. In my business for example, I offer both handy-man and remodeling services. I give transparent, itemized quotes based on a formula of national and local averages from market research. Because of low overhead (as a small business) I can offer many of the services of larger companies that have to factor in their expenses. I don't have to sell packages and extra services that frankly customers don't need or want. I can offer more skills and better results than the competitors who subcontract out to people they don't know. Some of my customers have been calling me for twenty years. After the completion of each project, I call my customers to see if there is anything I need to come back for. Its not just about working for a paycheck. Its about the mutual assurance of high standards. This is my philosophic motivation. If commerce doesn't benefit everyone, the balance of trust corrupted, society and civilization will begin to fragment and break down. It behooves all of us to seek out and reward those who rise above the rest, and equally important is to be vigilant and shun those who do not.
