Lake home remodeling run the gambit in West Michigan we see new homes requiring maintenance and older homes requiring larger remodels and updates. This home was on the smaller size but required a larger update. The exterior walls were rotting but the interior was recently remodeled which required a unique work scope to add air sealing as well as prepapre the exterior for longevity. Our team added carpentry to allow for the exterior walls to be sheeted and then properly weatherized before installing vinyl siding on the home. We added a new front entry including extending the overhang and beautifying the street view of the home to spruce things up. After the installation of new windows and doors the remodel was complete and the property owner was able to enjoy this home without concerns of water damage and pests eroding things. Portage and Kalamazoo have some older neighborhoods which include homes that have additions and sometimes odd rooflines or transitions. These areas require additional scrutiny during installation as well as some specific materials to be used to protect from watershed and ice buildup. We take time to properly flash these areas such as low roof slope transitions and window to wall or wall to roof transitions. Three Seasons rooms in Michigan can be tricky due to the fluxuation we see in our weather and humidity levels througout the years. Having a strong seal on Vinyl Window units and proper weatherization are critical for these rooms to be enjoyed as often as possible. This room unfortunately had seal failure issues with the existing window units as well as a lack of sealing around the openings which allows water and cold air in. After removing the units and properly sealing the openings we added some additional trims and cladding which will help reduce temperature changes in the room and increase comfort as the seasons change. Three seasons conversions like this are always a great project for us as we offer options from simple repairs to full replacements.

Lake home updates are no different than any other exterior remodel project but they sometimes include a few surprises. This home had not been updated in some time and required wood repair to get things ready for siding and finishing to take place. When replacing a leaking roof it is not always known where the water is entering so a thorough inspection is done after tear off to ensure no future roof leaks arise. To prevent issues like you see in the photo additional flashings like kick-outs and others are often used. This roof was kind enough to tell us exactly where it was leaking we aren't always this lucky! Thankfully once the new flashings are added and the rotten wood decking is replaced this roof will be back up and running long term.

Sometimes roofing and siding converge with pest and wildlife especially in rural areas like Mattawan and other segments of our market. This home after sustaining some tree damage began to also have furry friends attempt to come inside using access points created by the tree damage. After fixiing the roof and getting the exterior of the home back to full working order we were tasked with adding additional flashings into very small areas known as roof cornices. These are the intersection of shingles, soffit, and trims and are well known to be an entry point for wildlife. Adding aluminum flashing prevents these entry events and ensures wildlife stays in the woods not in the home.
